About The Property
1 Brunswick Square is a prominent city centre office building in Bristol, extending to approximately 50,000 sq ft. Acquired by MCR Property Group, the building offers immediate leasing potential, with more than 25,000 sq ft of refurbished workspace available across the first and third floors.
Positioned between Cabot Circus and Bristol Temple Meads, the building sits at the heart of Bristol's commercial and cultural centre, benefiting from excellent transport links and access to a wide range of amenities.
The Role
We are seeking an experienced Building Manager to oversee the day to day operations of 1 Brunswick Square. The successful candidate will play a key role in ensuring the building operates efficiently, safely and in full compliance with all relevant legislation and regulations.
Working as part of a wider property management team, you will be responsible for maintaining high operational standards across the building while delivering an excellent experience for occupiers and visitors. This role requires a highly organised and proactive individual who can work autonomously, lead on site teams and respond quickly and effectively to operational issues.

Key Responsibilities
- Oversee the daily management and operation of 1 Brunswick Square.
- Coordinate and supervise all routine maintenance, repairs and building improvement works.
- Manage and direct the activities of on site maintenance, cleaning, security and other service teams.
- Liaise with and manage third party contractors and service providers to ensure services are delivered effectively and to a high standard.
- Develop, implement and maintain emergency procedures and building safety protocols.
- Ensure the building provides a safe, secure and well maintained environment for tenants, staff and visitors.
- Prepare, monitor and manage maintenance and operational budgets.
- Conduct regular inspections of the building and prepare operational reports.
- Ensure compliance with all relevant facilities management legislation, health and safety requirements and building regulations.
- Respond promptly and professionally to tenant enquiries, requests and operational issues.
- Plan and coordinate preventative maintenance programmes and reactive repairs.
- Support the wider property management team in delivering an exceptional occupier experience.

Requirements
- Significant experience managing commercial office buildings or large multi tenant properties.
- Strong organisational skills with the ability to manage multiple priorities effectively.
- Proven experience leading and managing on site teams and external contractors.
- Excellent communication and interpersonal skills, with the ability to engage confidently with tenants, colleagues and suppliers.
- Strong written and spoken English.
- A customer focused approach and the ability to build and maintain positive tenant relationships.
- Good understanding of facilities management legislation, compliance requirements and building regulations.
- Practical, proactive and solution focused approach to problem solving.
- Ability to work independently while contributing positively to a wider team.
