Building Services Engineer
Mechanical and Electrical Engineer - Critical Systems Support
About the Role
To ensure all environmental conditions are maintained at all times with regard to critical building systems. This includes:
- Carrying out Predictive Preventative Maintenance (PPM) tasks
- Performing reactive and breakdown works across all M&E systems
- Requires demonstrable knowledge in:
- Air conditioning systems
- UPS (Uninterruptible Power Supply)
- Generators
- Low Voltage (LV) systems
- Ability to troubleshoot faults using graphical information and current alarm data
Key Responsibilities
Maintenance & Compliance
- Execute PPM for mechanical & electrical plant as per Site task schedules and asset lists.
- Complete reactive tasks ensuring efficiency and proactive improvement recommendations—including maintenance of concessionary stores and fabric-related items.
- Oversee sub-contractor performance to meet contract requirements. Approve and administer sub-contractor operations while ensuring compliance with quality, health & safety (H&S) standards.
- Maintain Hadfield Building Intelligent Systems (HBIS)/client permits-to-work and ensure adherence to BGIS Quality, Health & Safety, and contractual procedures.

Fault Resolution & Spare Management
- Swiftly address plant faults and defects to uphold operational plant condition.
- Ensure spares availability for both preventive and reactive work. Generate parts lists and estimated repair timelines.
Documentation & Safety
- Submit all relevant paperwork promptly, pertaining to reactive and breakdown works, to the contract administrator.
- Developing and using Method Statements and Risk Assessments for all tasks to enforce safe working practices.
- Maintain a Clean and tidy workspace, including locking all plant rooms under BGIS responsibility.
- Supervise sub-contractor works onsite for maintenance tasks.
Relationships & Professionalism
- Foster strong working relationships with BGIS staff, sub-contractors, and client representatives.
- Ensure compliance with BGIS’s professional image standards by all employees and consistent adherence to H&S regulations.
- Wear uniform and required PPE at all times.
System & Process Compliance
- Monitor computer-based maintenance systems (e.g., Maximo) to ensure data accuracy, updating PPM & reactive tickets promptly and closing them with detailed documentation.
- Operate a permit-to-work system as outlined by both BGIS’s standards and client expectations.
- Ensure compliance with client KPIs/SLAs and escalate any non-compliance issues.
- Provide near miss reports, dynamic risk assessments, and records of all site activities.

Building Monitoring & System Checks
- Regularly overview building environmental conditions using the Building Management System (BMS) to sustain acceptable internal conditions.
Special Duties
- Proactively verify the operation of the LOTO (Lock-Out/Tag-Out) system aligned with BGIS and client safety protocols.
- Undertake any other duties assigned by the Site Management Team.
