Senior Building Services Manager | M&E NOT FM
£88,000 + Package
Location: London
About the Role
My client is a family-owned international construction business with a strong reputation for delivering complex projects through trust, certainty, and value. They are looking for an experienced Senior Building Services Manager to lead the safe, efficient, and high-quality delivery of Mechanical, Electrical, and Public Health systems across large-scale or multiple projects.
This is a senior role requiring strong technical knowledge, leadership, commercial awareness, and the ability to manage MEP delivery from pre-construction through to commissioning and handover. The successful candidate will play a key part in ensuring building services are fully integrated, tested, and delivered in line with design, statutory, sustainability, and client requirements.
Key Responsibilities
- Lead the delivery of MEP systems across major construction projects
- Provide technical guidance and direction to project teams
- Oversee MEP delivery from pre-construction through to commissioning and handover
- Support tendering, procurement, and award of MEP packages
- Manage programme, technical, commercial, and contractual risks
- Coordinate MEP works with the overall construction programme
- Ensure early engagement with utility providers, consultants, and key stakeholders
- Oversee coordinated drawings, builder’s work requirements, and technical approvals
- Manage equipment and plant tracking through procurement, delivery, installation, and testing
- Drive quality inspections, snagging, progressive sign-off, and handover processes
- Ensure safe management of live energy systems in line with statutory and company

Requirements
- Lead inspection, testing, commissioning, and handover planning
- Mentor and develop junior members of the building services team
- Promote best practice, innovation, sustainability, and continuous improvement
- Build strong relationships with clients, consultants, and the supply chain
About You
- Strong experience managing large-scale and complex MEP projects
- Excellent understanding of the MEP supply chain and wider construction market
- Proven ability to lead multidisciplinary teams
- Strong technical knowledge across estimating, pre-construction, installation, commissioning, and handover
- Commercial and contractual awareness within MEP project delivery
- Excellent communication, leadership, and stakeholder management skills
- Strong commitment to health, safety, quality, sustainability, and innovation
- Organized, proactive, and methodical approach to problem-solving

Qualifications and Training
Required
- Degree or equivalent qualification in Mechanical, Electrical, or Building Services Engineering
- Membership of a relevant professional body such as CIBSE, CIOB, Engineers Ireland, or equivalent
- Health and Safety management training such as IOSH or equivalent
- Training or experience in project planning and project management
- Experience or training in live energies, arc flash, or equivalent
Desirable
- Higher diploma or advanced degree in construction, engineering, or a related subject
- Chartered status or equivalent professional accreditation
- Training in BIM, digital construction, or emerging technologies
