Building Services Manager
Building Services/Technical Manager – National Contractor (M4 Corridor, Thames Valley & Oxfordshire)
About the Role We are partnering with a Tier 1 contractor near Reading to recruit a Building Services/Technical Manager for a progressive national brand. This business thrives on long-term client relationships, strong supply chain partnerships, and a forward-thinking culture—ensuring career growth and development for the right candidate.
The role covers M4 Corridor, Thames Valley, and Oxfordshire, with frameworks across education, public sector, retail, leisure, and commercial markets. With turnover secured for 2025/2026, current key projects include:
- New-build Higher Education
- Primary Schools & Local Authority Schemes
- Leisure/Retail Developments
- NHS Projects (peripherals held via SCF, Pagabo, DFE, etc.
- Values range from £20m to £90m, awarded on a two-stage framework process.
Key Responsibilities
Pre-Construction & Bid Support
- Collaborate with bid and estimating teams to assess feasibility, programme times, and buildability of new schemes.
- Work with design, commercial, and procurement teams to establish best practice pricing, procedures, and subcontractor selection.
- Ensure technical input is critical to successful bid outcomes and project viability.

Project Delivery & Oversight
- Oversee M&E (Mechanical & Electrical) services contractors from preconstruction to handover.
- Technical ownership of services packages—managing intall challenges, queries, and commissioning on site.
- Cradle-to-grave responsibility: See projects evolve from conception to final commissioning.
Team Leadership & Stakeholder Engagement
- Foster subcontractor and supply-chain relationships for consistent, high-quality delivery.
- Liaise with design teams, external consultants, and operational leaders to align expectations.
- Drive problem-solving and solution-based technical reviews to progress projects.
Educational & Technical Requirements
While a degree qualification in a relevant field (building services, construction, M&E engineering) is beneficial, the business also values practical, hands-on experience, particularly for those who have:
- Industry experience as a main contractor OR specialist subcontractor (plumbing, electrical, HVAC, etc.).
- Proven track record in preconstruction estimative, M&E procurement, and worksite delivery.
- Understanding of building regulations, sustainability, and procedurally robust systems.
- The ability to work autonomously and collaboratively within tight deadlines.
