About The Role

We are seeking a Building Services Manager to act as the Site Responsible Person (SRP) for Warwickshire Business Centres, part of Warwickshire County Council’s property portfolio.

Our business centres play a vital role in supporting the innovation, growth, and success of Warwickshire businesses. In this role, you will be responsible for ensuring that all sites are safe, compliant, well-maintained, and operating efficiently.

The successful candidate will lead the maintenance team and oversee all aspects of building and facilities management across multiple business centres. Key responsibilities include:

  • Preparing units for tenant occupation
  • Managing dilapidations and remediation works
  • Ensuring statutory compliance
  • Driving continuous improvements to enhance our sites and the experience of our business tenants

Although based at Eliot Park Innovation Centre, this is a multi-site role requiring travel across Warwickshire Business Centres to meet operational and business needs.

Key Requirements

  • SRP across all of the Business Centres
  • Lead and deliver planned maintenance and capital projects across multiple Business Centres, as well as manage reactive requests
  • Manage budgets, forecasting and cost control to ensure value for money
  • Ensure compliance with Health & Safety and drive a strong safety culture
  • Oversee contractors and key service contracts (cleaning, security, etc.)
  • Supervise and support a small in-house team, promoting high performance
  • Use BMS (Trend) systems to monitor and optimise building performance
  • Assess dilapidations and produce schedules of condition for vacant units
  • Maintain high standards across buildings, facilities and grounds
  • Support business continuity planning and site security arrangements
  • Take a hands-on approach to maintenance and project delivery when required
