What this job involves:
A resolute Building Services Operations Specialist to join our 24/7 facilities management team. This critical role requires professionals who work effectively in a structured rotating shift environment, providing continuous coverage for building systems monitoring, maintenance, and emergency response while maintaining the highest standards of service delivery and safety.
What your day-to-day will look like:
Building Services Operations
- Monitor, maintain gas boiler systems ensuring optimal performance / safety compliance
- Operate, maintain air compressor systems including routine checks & troubleshooting
- Conduct continuous Building Management System (BMS) monitoring & respond to system alerts
- Provide 24/7 alarm monitoring & response for fire, security, and building systems alarms
- Perform routine plant room maintenance including inspections, cleaning, minor repairs
- Maintain area cleanliness standards throughout plant rooms, mechanical spaces & operational areas
- Additional site alarm coverage including perimeter security, emergency systems
Operational Duties
- Work collaboratively as part of a team to ensure seamless facilities management
- Participate in structured 15-minute handover periods to communicate system status.
- Monitor & respond to building services requirements throughout the shift duration
- Maintain accurate logs & documentation of all maintenance activities, alarm responses, & incidents
Emergency Response
- Respond promptly to building system alarms and emergency situations
- Implement emergency procedures for gas leaks, boiler failures, system malfunctions
- Coordinate with emergency services & external contractors
- Conduct safety isolations & system shutdowns during emergencies
- Provide first-line technical support for building occupants & security personnel

Team Collaboration
- Will function effectively as part of a wider facilities team organized into 3 rotating teams
- Support team members during high-demand periods & emergency situations
- Provide coverage for absent colleagues through overtime arrangements when required
- Contribute to cross-training initiatives across all building services systems
Working Pattern
- Shifts are 06:00 – 14:00 and 10:00 -18:00 5 days a week Mon - Fri
Essential Requirements
Technical Skills & Experience
- Gas Safe certification or equivalent gas systems qualification required
- Certified via the Boiler Operation Accreditation Scheme (BOAS)
- Experience with commercial boiler operations, maintenance, safety procedures
- Knowledge of compressed air systems operation & basic maintenance
- Familiarity with Building Management Systems (BMS) & HVAC controls
- Understanding of alarm systems including fire detection, security, plant monitoring
- Basic electrical knowledge for plant room equipment & control systems
- Mechanical aptitude for routine maintenance & minor repairs
Health & Safety
- Current health and safety certifications relevant to building services
- Understanding of DSEAR, COSHH, confined space regulations
- Knowledge of gas safety procedures & emergency response protocols
- Experience with risk assessment & method statement procedures
- First aid certification preferred or willingness to obtain
Personal Attributes
- Strong problem-solving abilities and capacity for independent decision-making
- Excellent diligence for monitoring multiple building systems
- Physical capability to work in plant rooms, confined spaces, varied environments
- Ability to remain calm & effective during emergency situations
- Professional communication skills for interaction with building occupants & contractors
Desirable Qualifications / Experience
- City & Guilds qualifications in Building Services Engineering
- Additional certifications in HVAC, electrical systems, or mechanical services
- GA100 & GA101 (Gas)
- Experience with computerized maintenance management systems (CMMS)
- Knowledge of energy management and sustainability practices
- Previous facilities management or building services experience
- Confined space entry certification
- Ability to work in plant rooms, basements, and rooftop locations
- Physical fitness to climb stairs, work in confined spaces, lift equipment up to 25kg
- Manual dexterity for operating valves, controls, maintenance tools
- Visual acuity for reading gauges, displays, technical documentation
- Hearing capability to detect unusual equipment sounds and alarm signals

Application Requirements
Candidates must demonstrate technical competency in building services, commitment to shift work, and proven reliability in critical infrastructure roles. Gas Safe certification, BOAS, and relevant building services experience are essential for this position.

As demand onsite changes, please note the shift patterns may change to meet the requirements on the site.
- Alternating between day shifts (06:00-18:00) and night shifts (18:00-06:00)
- Weekly Hours: 48 hours (4 × 12-hour shifts)
- Where applicable: Time Off: 3 days off per week, with 4 days off every third week
- Weekend Work: Approximately one weekend every three weeks
This position will require successful completion of background checks (including SC clearance), medical assessment for shift work fitness, and technical competency evaluation. A probationary period applies to ensure suitability for this critical building services role.
