Building Surveyor
Building Surveyor – London Metropolitan University
About The Role
At GRAHAM, we are a trusted Facilities Management and construction partner delivering high-quality, compliant, and innovative solutions across complex estates. As part of a major long-term campus transformation programme at London Metropolitan University, we are seeking a skilled Building Surveyor to support the delivery of Design & Build projects, project work, and Facilities Management services.
The Building Surveyor will play a key role in managing building fabric condition, supporting refurbishment and capital works, and ensuring the estate is maintained to a safe, compliant, and high-performing standard. This role integrates across construction delivery and FM operations, ensuring a seamless approach to lifecycle management, defects resolution, and project execution.
This is a dynamic, multi-disciplinary role requiring strong technical knowledge, project delivery capability, and stakeholder engagement skills within a live operational university environment.

Responsibilities
The Building Surveyor will:
- Support the delivery of Design & Build projects across the campus from feasibility through to completion
- Undertake detailed building surveys, condition assessments, and defect diagnosis across a multi-site estate
- Prepare specifications, drawings, schedules of works, and technical reports for refurbishment and capital projects
- Manage project delivery including:
- Consultant coordination
- Programme monitoring
- Cost control
- Quality assurance
- Support procurement activities including:
- Tender documentation
- Evaluation
- Contractor appointment
- Monitor works on site to ensure compliance with:
- Design intent
- Specifications
- Statutory requirements
- Quality standards
- Coordinate and support design development across projects, ensuring alignment with:
- Client requirements
- Operational needs
- Review and challenge design proposals to ensure:
- Buildability
- Maintainability
- Lifecycle performance
- Cost efficiency
- Liaise with architects, engineers, and consultants to ensure coordinated and compliant design solutions
- Identify design risks, gaps, and value engineering opportunities throughout pre-construction and delivery stages
- Participate in design reviews, approvals, and change control processes
- Ensure all designs consider:
- Whole-life cost
- Durability
- Access for maintenance
- Asset performance
- Support the integration of sustainability, energy efficiency, and carbon reduction principles into programme and project delivery
- Work closely with Facilities Management (FM) teams to deliver a holistic approach to estate management
- Provide technical advice on repair, replacement, and maintenance strategies
- Ensure effective handover of completed works into operational maintenance, including:
- Documentation
- Asset data
- Prepare:
- Condition reports
- Lifecycle inputs
- Prioritised remedial works programmes, to inform investment planning
- Maintain accurate records including:
- Surveys
- Asset data
- Drawings
- Project documentation
- Update CDE systems with asset and works information to ensure compliance with contract requirements
- Support KPI reporting, project updates, and performance monitoring processes
- Ensure all works comply with statutory regulations, building regulations, and health & safety requirements (including CDM Regulations)
- Support:
- Audits
- Inspections
- Compliance activities across the estate
- Manage consultant and contractor performance to ensure adherence to:
- Programme
- Quality
- Safety requirements
- Build strong working relationships with client representatives and attend meetings to provide:
- Technical updates
- Advice
- Promote a proactive, solutions-focused approach to:
- Asset management
- Risk reduction
- Service delivery
- Represent GRAHAM professionally at all times, upholding company values and standards
- Participate in out-of-hours support arrangements where required
- Undertake any other duties aligned to the role and contract requirements

About You
Essential Criteria:
- Degree or equivalent qualification in Building Surveying or a related discipline
- Proven experience in:
- Building surveying
- Condition surveys
- Defect analysis
- Project delivery
- Strong knowledge of:
- Construction methods
- Building materials
- Building pathology
- Experience delivering refurbishment, maintenance, or minor works projects in a live environment
- Experience or exposure to:
- Design coordination
- Design management
- Construction or Design & Build projects
- Understanding of:
- RIBA Plan of Work
- Design development processes
- Sound knowledge of:
- Statutory compliance
- Building regulations
- Health & Safety (including CDM Regulations)
- Ability to:
- Manage contractors
- Coordinate multi-disciplinary works
- Strong reporting, analytical, and documentation skills
- Full UK driving licence and willingness to travel across a multi-site estate
Desirable Criteria:
- Experience within:
- Education
- Public sector
- Complex multi-site estates
- Experience in Design & Build project environments
- Membership or working towards membership of:
- RICS (or a relevant professional body)
- Experience with:
- CAFM/CMMS systems
- Asset data management
- Knowledge of:
- Lifecycle planning
- Capital investment programmes
- Experience reviewing:
- Drawings
- Specifications
- BIM outputs for coordination and operational suitability
- Awareness of:
- Sustainability
- Net-zero strategies
- Energy efficiency in the built environment
