Building Surveyor

Location: Orpington

Reports to: Partner

Role Overview

We are seeking a motivated Building Surveyor to join our growing team. This role is open to both qualified Chartered Surveyors (MRICS) and those actively working towards Chartered status. Faithorn Farrell Timms is committed to supporting professional development and will provide assistance towards APC accreditation where required.

You will work collaboratively with clients to build, maintain, and improve properties for the benefit of residents and the wider community, delivering projects to the highest standards.

Key Responsibilities

  • Prepare and submit planning and building regulations applications
  • Produce specifications for tender, carry out tender analysis, and issue reports
  • Support senior staff in Party Wall matters (as adjoining owner’s surveyor, building owner’s surveyor, or agreed surveyor)
  • Manage projects, including stock condition surveys and EPCs
  • Assist with contract administration duties under JCT and other contract forms
  • Undertake site inspections, surveys, and defect diagnosis
  • Carry out detailed site investigations (including opening-up and testing)
  • Produce accurate, high-quality reports (condition, defect, feasibility) with recommendations
  • Monitor project progress and attend/chair meetings with clients and stakeholders
  • Ensure compliance with Health & Safety policies and procedure

Skills & Qualifications

  • Degree in Building Surveying or a related discipline (essential)
  • Actively working towards Chartered status
  • Demonstrable experience in consultancy-based building surveying
  • Strong knowledge of building materials, construction methods, and defects
  • Experience preparing specifications and schedules of work
  • Working knowledge of contract administration, particularly JCT contracts
  • Understanding of planning and building regulations processes
  • Proven experience undertaking site inspections and reporting
  • Ability to produce detailed technical reports independently
  • Excellent communication skills with experience engaging clients and stakeholders
  • Party Wall experience (desirable)
  • Full UK driving licence and access to a car (essential)

PA23 Compliant Procurement of Fire Remedial Works

FFT was appointed by Babergh District Council and Mid Suffolk District Council to support the procurement of their Fire Remedial Contracts. These Contracts include the delivery of remedial passive fire actions following Fire Risk Assessments, alongside planned programmes of roof compartmentation works across properties owned and managed by BMSDC.

Clarion Housing Group – Stock Condition Surveys

FFT were appointed by Clarion Housing Group to provide reliable stock condition, RdSAP and HHSRS data to inform future repairs, maintenance and improvement programmes.

Royal Borough of Greenwich – Capital Works Programme

FFT was appointed by the Royal Borough of Greenwich to provide Strategic and Project Management services across the 5-year Capital Repairs Programme, acting as Lead Consultant.

Lewes District and Eastbourne Borough Councils – Retrofit Services Wave 2.2

FFT were appointed by Lewes District and Eastbourne Borough Councils to manage and deliver PAS2035 Compliant Retrofit Services to over 300 social housing properties with the aim of improving energy efficiency and installing solar panels to achieve EPC C or above.

RHP – Retrofit Services Wave 2.2

FFT were employed by RHP to manage and deliver retrofit services for 211 of the least energy-efficient social housing dwellings, ensuring compliance with PAS2030/2035 standards.

Southern Housing – Stock Condition Surveys

FFT were appointed by Southern Housing, to deliver a comprehensive programme of stock condition surveys following a review of their existing asset data and survey configuration. We are providing high-quality stock condition, RdSAP and HHSRS data, and energy performance surveys across all 60,000 assets, utilising the distinct software systems of the merged organisations.

Mountbatten View – New Build Development

FFT were employed by Dacorum Borough Council as Principal Designer for the design and construction of 58 one and two-bedroom apartments, external amenity spaces and communal garden/play area.

City of London School for Girls – New Catering Facilities

FFT was appointed to manage the upgrade and refurbishment of the City of London School for Girls commercial kitchen and dining space. The project responds to the growing pupil population by modernising its facilities to meet increased demands.

Fire Risk Assessments and Fire Door Surveys

FFT has partnered with Islington & Shoreditch Housing Association (ISHA) to enhance fire safety compliance across homes in North and East London. Through services such as Fire Risk Assessments, Fire Door Surveys, and Building Safety Case Assistance, FFT has provided tailored solutions, leveraging technology and expertise, ensuring safer homes for residents.

Diocese of Southwark – Bishop Thomas Grant School

FFT was commissioned to act as Principal Designer and Contract Administrator to oversee the term-time replacement of windows across two blocks of the Bishop Thomas Grant School. Works went to plan causing minimal disruption, resulting in a much-improved learning environment for students, and potential energy savings for the school.

London South East Academies Trust – Horizons Academy

FFT was commissioned to act as Principal Designer and Contract Administrator to oversee the replacement of the roofing system at Horizons Academy in Bexley, part of the London South East Academies Trust family of schools.

Cyclical Redecoration Works for MTVH’s Sheltered Housing Scheme

FFT were appointed by long term client Metropolitan Thames Valley (MTV) to manage cyclical redecoration works to 48 properties under their sheltered housing scheme for residents with special needs.

Options Appraisal at Randlesdown Road, Lewisham

FFT were appointed in October 2021 to conduct an Options Appraisal to assist Phoenix Community Housing to consider investment requirements at one of their owned flats in the London Borough of Lewisham.

FFT were appointed as Employer’s Agent to manage a significant cladding remediation project at Equinox House, a 10-storey residential block located in a busy East London town.

Taberner House New Build, Croydon

FFT were appointed to act as Employer’s Agents and Clerk of Works for the design and construction of 172 units across two blocks in central Croydon.
