Location: Home based with frequent travel Hours: 37.5 hours per week Package: Circa £50,000 per annum (pro-rata) + car allowance & enhanced benefits package Basis: 6 month fixed term contract

Our current portfolio has some 1100 homes across 40 communities and our developments are beautifully designed, offering stunning community living.

We have a great opportunity for an experienced Buildings / Property Manager to join us on a fixed term contract of 6 months.

Our role

For the duration of your contract you will manage a portfolio of beautiful later-living developments across the Home Counties and East & West Sussex. You will lead onsite teams to deliver exceptional customer experiences, excellent levels of building compliance, and ensure robust financial management.

Key responsibilities

  • Team Leadership: Manage, recruit, and support your regional team, driving performance, collaboration, and continuous development.
  • Building Compliance: Ensure all developments meet regulatory and statutory health & safety requirements, keeping documentation airtight and being the responsible person for each site.
  • Financial Management: Oversee operational budgets and service charge accounts, working with finance to produce quarterly reports and year-end accounts.
  • Contractor & Procurement Management: Work in partnership with our Central Services team to agree on scopes of work and monitor contractor service quality.
  • Customer Relations: Ensure our customers are always at the forefront of everything we do. Working in collaboration with our sales team firstly to provide a seamless resident journey, and then build and maintain relationships to ensure high satisfaction levels.

Additional Information

  • This role is offered on a 6-month fixed-term contract.
  • Due to the nature of the contract, we are looking for someone who is immediately available or on a short notice period.
  • This is a home-based role, but you will need to be located within a reasonable commuting distance of your regional patch, which includes: Cranleigh, Seaford, Hartley Wintney, Romsey, Sandhurst, Haywards Heath, and Cobham.
  • We operate an out of hours on-call rota which you will be required to participate in as part of your employment with us (roughly on call Monday through to Sunday once per 8 weeks) and you will be the responsible person for Health and Safety across your sites, including, Water Management, Fire and General H&S.

About you

Qualifications & experience

  • Proven experience in multi-site residential property, estate, or asset management.
  • Experienced in managing comprehensive, transparent service charges, budgeting, and financial reporting, including the ability to communicate financial information to residents.
  • Strong working knowledge of H&S regulations, building maintenance systems, and conducting formal site inspections.
  • Extensive experience leading, motivating, and managing a regional team with multiple direct reports.
  • Track record of delivering exceptional customer service, managing complex queries, and confidently navigating difficult conversations.
  • A full UK driving licence and access to your own vehicle is essential.
  • A TPI/ (or equivalent) qualification is highly desirable.
  • Strong IT skills with experience of using property related software, we use Google Workspace so experience would be an advantage but not essential.
