Caretaker
Leeds
£26,442 - £27,833 per year
40 hours per week
We have an opportunity for a Caretaker based in the Leeds area, covering all of West Yorkshire and some North Yorkshire, to provide an effective estate maintenance service that meets customer and organisational needs. You may be asked on occasion to assist in other areas of South and East Yorkshire.
Working within a team of 8 other operatives, in this role you will be clearing out void properties of any belongings left from the previous tenant, along with ensuring the carpets are clean, and that the hedges, bushes and lawns are cut and cared for. You will also be doing a final clean when all void works have been done and remove the void rubbish, which will be bagged up and ready to be put on the van. A company van is included with this role.
The role of Caretaker will include:
- Providing an effective estate maintenance service by undertaking caretaking, cleaning, basic repair and grounds maintenance duties
- Providing accurate and timely information on progress and advice, ensuring accurate daily work records are completed
- Carrying out risk assessments to identify and report any potential maintenance issues
- Ensuring tools and equipment are maintained in good condition and used in line with policies and procedures and relevant regulations, reporting faults, hazards and inappropriate practice promptly, to ensure a safe living and working environment
- Ensuring all supplies and stocks are ordered, maintained and stored appropriately in line with regulation and organisational procedures
- Maintaining relationships with internal and external customers, providing accurate and timely information on progress and respond positively to complaints and breakdowns in service delivery to meet customer expectations, in accordance with contract specifications and escalate complaints as appropriate
- Providing regular reports for Senior Managers regarding health and safety issues and buildings maintenance

Skills and experiences:
- Able to demonstrate a competent level of numeracy and literacy
- Experience in a similar role or completing similar tasks
- Knowledge of Control of Substances Hazardous to Health (COSHH) guidelines
- Practical experience of carrying out risk assessments
- Ability to use and update computerised systems (including PDA) for work scheduling
- This role will involve driving on company business. In order to drive a company vehicle, drivers must hold a full valid UK driving licence

£26,442 per annum (rising to £27,833 per annum after 12 months, subject to satisfactory performance)
