This role can be UK or ROI based with a hybrid working model from our offices in London, Birmingham & Dublin. There is flexibility to work from other locations on an ad hoc basis; however, candidates should be willing and able to travel as required for the role.
About the Role
We are seeking a commercially astute and analytical Commercial / Pricing Analyst to join our growing team.
This is a pivotal role focused on developing bottom-up cost models to support competitive tenders, bids, and client solutions within Facilities Management.
Working closely with Business Development, Bid Teams, and Operations, you will ensure our pricing is competitive, robust, and aligned with deliverable service solutions.
You will sit at the heart of our pre-sales/bid process directly influencing how we win work through strong commercial modelling and pricing strategy.
This is not a traditional FP&A or reporting role.
Key Responsibilities
Bid & Commercial Support
- Partner with sales and operations to develop solution-led cost models for tenders and client bids
- Build detailed, bottom-up cost models covering labour (headcount, shifts, productivity), materials, overheads, and mobilisation costs
- Support RFPs, tenders, and retentions, often working to tight bid deadlines
- Translate service specifications and operational solutions into costed, deliverable models
- Ensure pricing is competitive, robust, and aligned to client requirements and delivery capability

- Conduct sensitivity and scenario analysis (e.g. labour productivity, inflation, risk assumptions)
- Validate cost assumptions in collaboration with operational stakeholders
- Support the development of business cases and commercial submissions
- Contribute to the ongoing development of pricing tools, templates, and methodologies
Cross-functional Collaboration
- Work closely with Operations, Procurement, and Finance to define and validate delivery models and cost assumptions
- Translate client requirements into commercially viable and deliverable FM solutions
- Act as a key commercial partner within bid teams
Continuous Improvement
- Identify opportunities to improve cost modelling accuracy, efficiency, and consistency
- Stay informed on FM and outsourcing market trends to ensure pricing remains competitive
About You
We’re looking for a commercially driven individual with strong analytical capability and experience operating within pricing, bids, or operational cost modelling environments.
Essential Requirements
- 4–8+ years experience in pricing, bid finance, or cost modelling roles
- Proven experience supporting tenders / RFPs / bids within Facilities Management, outsourcing, or service-based environments
- Strong experience building bottom-up, labour-driven cost models
- Experience pricing multi-site or contract-based services
- Advanced Excel skills (building large, complex pricing models)
- Ability to work with operations to define staffing models and delivery approaches
- Strong commercial mindset with the ability to balance risk, margin, and competitiveness

Highly Desirable
- Background in Facilities Management (FM) – soft services, hard services, or IFM
- Experience with activity-based costing, lifecycle costing, or mobilisation modelling
What this role is not
This role is not suited to candidates with a purely FP&A, reporting, or finance business partnering background without exposure to pricing, bidding, or operational cost modelling.
