Company Description Myddelton & Major is an independent firm of Chartered Surveyors founded in 1903 and headquartered on the High Street in Salisbury, with additional offices in Stockbridge and Westbury. The firm provides advice on the sale, letting, and acquisition of residential and commercial property across central southern England. It manages a substantial commercial property portfolio on behalf of private, corporate, and institutional clients. The team also offers professional guidance to landlords and tenants on rent reviews and lease renewals. A partner-led approach ensures a personal, efficient, and outcome-focused service for all clients. Role Description The Commercial Management Surveyor will manage a portfolio of commercial properties, overseeing day-to-day landlord and tenant matters, rent collection, service charge administration, and maintenance coordination. The role includes preparing and reviewing leases and related documentation, supporting rent reviews and lease renewals, and liaising closely with clients, tenants, contractors, and professional advisors. The individual will undertake property inspections, monitor compliance with lease obligations and statutory requirements, and contribute to asset management strategies to enhance value and performance. The role also involves preparing reports, budgets, and recommendations, and supporting partners with client presentations and business development activities where required. Qualifications Professional property management expertise, including experience in commercial property management, landlord and tenant work, and lease administration. Strong analytical and financial skills, including budgeting, service charge management, rent review analysis, and preparation of management reports. Knowledge of relevant property law, lease structures, and regulatory and compliance requirements affecting commercial real estate. Excellent communication and relationship-building skills for effective liaison with clients, tenants, contractors, and colleagues. Organizational and time-management abilities, with capacity to manage multiple properties and deadlines while maintaining attention to detail. Proficiency with property management systems and standard office software (e.g., MS Office), with willingness to learn firm-specific tools. RICS qualification (Chartered Surveyor) or working towards RICS accreditation is highly desirable, along with relevant degree-level education in real estate or a related field. Full UK driving licence and ability to travel locally for property inspections and client meetings.
