The Opportunity
An ambitious and growing workplace design & build business is looking for a Commercial Manager to join its pre-construction team. This is an excellent opportunity for someone looking to build a long-term career within commercial office fit-out, taking ownership of projects from initial enquiry through to contract award.
Working alongside experienced professionals, you'll play a key role in pricing projects, managing commercial risk, coordinating pre-construction activities, and ensuring projects are ready for successful delivery.
Key Responsibilities
- Prepare accurate cost plans, estimates, and project budgets.
- Review client briefs, drawings, and project documentation.
- Obtain and evaluate subcontractor and supplier quotations.
- Carry out site visits to support accurate pricing.
- Monitor commercial viability throughout the pre-construction process.
- Coordinate designers, consultants, and subcontractors.
- Manage RFIs, technical information, and procurement schedules.
- Attend client meetings and confidently present commercial information.
- Maintain commercial records and ensure compliance with industry regulations.
- Support the successful transition from pre-construction to project delivery.

About You
- 12–24 months' experience in estimating, quantity surveying, commercial management, or pre-construction (or similar).
- Strong commercial awareness and excellent numerical ability.
- Advanced Excel skills and confidence working with data.
- Highly organised with exceptional attention to detail.
- Excellent communication and relationship-building skills.
- A proactive attitude and genuine desire to develop within the commercial fit-out sector.
