Commercial Manager (Client Side) for a Luxury Resort Development in the Caribbean
Please note: This is a full-time, on-site permanent expat opportunity, with relocation support to the Caribbean and housing provided by the company.
We are seeking an experienced Commercial Manager to join a leading hospitality development team in the Caribbean. This is an excellent opportunity for a commercially astute Quantity Surveying professional looking to move from consultancy into a client-side role, supporting the delivery of major hospitality and resort development projects across the region.
The successful candidate will play a key role in cost management, commercial strategy and contract administration across multiple capital projects, helping to ensure strong financial control, commercial governance and value optimisation throughout the project lifecycle.
This is an exciting opportunity to join a respected international hospitality group and contribute to landmark resort developments within a dynamic, fast-paced commercial environment.
Key Responsibilities
- Manage all commercial aspects of construction and development projects from pre-construction through to final account
- Prepare and analyse cost plans, estimates and benchmarking data to support investment decisions and project planning
- Review, negotiate and administer construction contracts, ensuring commercial compliance and effective risk mitigation
- Monitor project budgets, variations and forecasts, providing accurate reporting and commercial insight to senior stakeholders
- Work closely with project managers, consultants and contractors to maximise value and maintain cost control across projects
- Support procurement strategies, tender processes and commercial evaluations
- Ensure robust commercial governance and financial discipline across development projects
- Contribute to the ongoing improvement of commercial processes, reporting and project controls

Candidate Profile
- Degree qualified in Quantity Surveying or a related construction discipline
- 10+ years’ experience within a Professional Quantity Surveying (PQS) consultancy environment
- Strong practical understanding of major forms of construction contract, including JCT, AIA and equivalent international contracts
- Proven ability to analyse cost data, benchmark construction costs and provide clear commercial insight
- Experience supporting or managing high-value construction projects from a client advisory or consultancy perspective
- Strong analytical, negotiation and stakeholder management skills
- Commercially minded, proactive and motivated to build a long-term career in a client-side development environment
Preferred Experience
- Experience within hospitality, hotel, resort, mixed-use or large-scale commercial developments
- International project exposure would be beneficial, particularly across the Caribbean, North America or UK
- Strong understanding of cost control, contract administration, procurement strategy and value engineering within complex development environments
