Commercial Manager (Interim) – Residential Development

Potensis is pleased to partner with a trusted and respected Residential Developer, renowned for delivering high-end, complex, and design-led projects over the past 20 years.

We are seeking a Commercial Manager to collaborate with development, sales, finance, and construction teams, ensuring commercial goals, cost targets, and delivery schedules align with the business’s overall vision.

Role Details

Controversy: Full-time (interim basis)


Key Responsibilities

Commercial Strategy & Planning

  • Define and execute a cohesive commercial strategy to align project objectives with financial targets and long-term goals.
  • Lead value engineering processes to optimise costs without compromising quality standards.

Budgeting & Forecasting

  • Oversee project budgets, cost forecasting, and financial reporting, ensuring alignment with expected cash flows and profit margins.
  • Continuously monitor budget performance, identifying improvements and mitigating financial risks.

Cost Control & Procurement

  • Direct procurement activities, negotiating contracts with suppliers, subcontractors, and consultants to secure best-value deals.
  • Implement rigorous cost control measures to achieve commercial targets.

Contract Management

  • Lead contract negotiation, execution, and management, ensuring adherence to agreed terms.
  • Resolve contractual disputes and maintain positive relationships with key partners.

Risk Management

  • Identify and assess potential commercial risks, developing strategies to minimise financial exposure.
  • Ensure compliance with UK legal, regulatory, and contractual obligations.

Stakeholder Engagement

  • Collaborate with internal teams, investors, and external partners to communicate commercial performance and project updates.
  • Build and maintain strong stakeholder relationships to drive alignment on key objectives.

Leadership & Team Development

  • Manage and mentor the commercial team, fostering a high-performance culture.
  • Develop team capabilities in line with industry best practices and organisational growth strategies.

Essential Requirements

  • Proven ability to maximise profitability through risk-conscious commercial strategies, covering:
    • Strategic procurement (main and subcontract tenders)
    • Margin improvement techniques
    • Team development and stakeholder engagement
  • Strong financial acumen, with demonstrated success in:
    • Cost management, forecasting, and budgeting on complex, large-scale (preferably high-end residential/mixed-use) projects.
  • Expertise in procurement, contract negotiation, and management, with deep knowledge of UK legal and regulatory frameworks.
  • Exceptional stakeholder management skills, including the ability to influence and align diverse interests.
  • Strategic mindset with a hands-on approach to problem-solving and decision-making.
  • Experience leading high-performing teams in a fast-paced, dynamic environment.
