Commercial Manager — Commercial Fit-Out
Location: Billericay, Essex (full-time, office-based)
Salary & Benefits
- Salary: £80,000 – £90,000 per annum
- Car Allowance: £5,000
- Holiday: 25 days + bank holidays
An established and growing commercial fit-out contractor is seeking an experienced Commercial Manager to join their team at their Billericay office.
This is a unique opportunity to take ownership of the commercial function, working closely with directors to manage projects across London and the South East. Your role will encompass tendering, pricing, subcontract procurement, valuations, variations, and final accounts. Unlike a role within a large corporate team, you’ll have visibility, influence, and the chance to shape commercial operations.

The Role
- Produce detailed quotations and tender submissions
- Conduct sub-contract procurement and commercial management
- Manage sub-contract and variation accounts
- Oversee day-to-day cost control, monitoring, and reporting
- Submit valuations, final accounts, and retention releases
- Generate monthly cost/value reports and cashflow forecasts
- Manage multiple projects simultaneously, collaborating with project teams and senior directors
About You
We are seeking a Commercial Manager with:
- At least 5 years of experience in a similar role within the commercial fit-out industry
- Strong CAT B (Construction Act) commercial fit-out experience
- A working knowledge of JCT forms of contract and other industry agreements
- A recognised industry qualification (e.g., RICS, CIOB, or equivalent)
- Ability to work closely with senior management and procurement teams
- Commutable to Billericay and a willingness for a full-time office-based role
