Commercial Manager – Property (Supply Chain)
Location: Hybrid (based from Derby, Manchester, or Warrington) Salary: £53,805 – £66,465 (dependent on experience) + 12.5% bonus + excellent benefits
Rolls-Royce SMR is delivering clean, affordable energy for all as the UK’s leading Small Modular Reactor programme. Supporting a global green export opportunity, our Supply Chain Commercial function is pivotal in delivering our first SMR and scaling our property portfolio, including real estate transactions, construction, and service provision.
We are now recruiting a Commercial Manager – Property to spearhead commercial strategy, negotiate critical contracts, and drive cost-effective, sustainable real estate solutions.
About the Role
Reporting into the Supply Chain Commercial leadership team, this will be a key, high-impact role shaping contract strategy, mitigating risk, and scaling commercial frameworks to align with our property roadmap.
Key Responsibilities
- Lead commercial and contracting activity across property-related categories, including:
- Real estate services
- Construction projects
- Facilities management
- Energy procurement
- Draft, negotiate and execute complex contracts at all stages of the RIBA Plan of Work, from initial design through project delivery and completion.
- Develop and implement commercial contracting strategies, ensuring:
- Appropriate contract models (JCT, NEC)
- Risk allocation (e.g., financial, performance, compliance)
- Pricing structures that align with business objectives
- Manage post-contract delivery, ensuring cost, schedule, performance, risk, and compliance requirements are met.
- Collaborate closely with:
- Property, Engineering, Project Delivery, Finance, and Legal teams
- Execute early stakeholder engagement for informed decision-making
- Maintain robust commercial governance, compliance, and documentation aligned with internal processes.
- Continuously improve:
- Commercial policies, templates, processes, and tools
- Embed scalable commercial frameworks in a high-growth environment
- Present commercial insights, risks, and recommendations clearly to senior stakeholders.

Your Profile
You’ll bring strong commercial acumen and hands-on experience in contract negotiation, drafting, and management, ideally in real estate, construction, or engineering-led sectors. You must be comfortable in:
- Negotiating under pressure
- Building cross-functional relationships
- Operating in a fast-paced, complex environment
- Appealing to both commercial and regulatory stakeholders
Required Experience & Skills
✔ 5+ years drafting, negotiating, and managing contracts with third parties (ideally in real estate, construction, facilities management, or engineering services) ✔ In-depth knowledge of contract types (JCT, NEC, professional services agreements) ✔ Understanding of the RIBA Plan of Work and its practical application ✔ Experience in commercial strategy, including:
- Pricing models
- Risk allocation mechanics
- Contract negotiation and selection ✔ Worked in regulated/engineering-heavy sectors (e.g., nuclear, energy, aerospace, defence, rail, infrastructure) ✔ Strong relationship management, influencing stakeholders at all levels ✔ Immaculate written and verbal communication—translating complex commercial risks into clear, actionable advice ✔ Ability to meet demanding deadlines with structured organisational skills
Desirable (a Plus—But Not Essential)
✔ Degree in Business, Law, Finance, or similar ✔ MCIPS or related qualifications (commercial or legal) ✔ Experience leading commercial teams or managing scalable frameworks
Location & Ways of Working
- Base location: Derby, Manchester, or Warrington (with hybrid flexibility)
- Attendance: Regular weekly office presence required
- Travel: Occasional, depending on project locations and supplier engagements
