Commercial Manager – Subcontract Procurement

Major New Build Project - £400million

About the Role

We are looking for an experienced Commercial Manager to lead and manage the subcontract procurement process on a major new build infrastructure project.

This is a key commercial role responsible for ensuring all subcontract procurement activities are delivered in accordance with NEC contract requirements, project timescales, statutory obligations and company procedures. Working closely with senior commercial, operational and procurement teams, you will play a vital role in ensuring robust governance, commercial compliance and successful project delivery.

Key Responsibilities

As Commercial Manager, you will:

  • Lead the subcontract procurement process across the project, ensuring full compliance with contractual requirements and internal procedures.
  • Manage and maintain the Subcontract Tender Events Schedule and Record of Tenders, ensuring timely submission to the client.
  • Work closely with the Associate Commercial Director and Head of Procurement to manage subcontract recommendations and support informed commercial decision-making.
  • Develop, monitor and continually review the project procurement plan to ensure procurement milestones are achieved.
  • Ensure the correct procurement strategy and contract form is applied to each subcontract package.
  • Maintain an excellent working knowledge of NEC contracts, including project-specific amendments and Subcontract Works Information.
  • Collaborate with commercial, operational and design teams to ensure subcontract documentation is accurate, complete and commercially robust.
  • Support the management of subcontract approvals and compliance registers, reducing commercial risk and protecting against disallowed costs.
  • Ensure subcontract orders are placed in accordance with approved recommendations and project programme requirements.
  • Identify opportunities to improve procurement processes and commercial efficiencies across the project.
  • Ensure compliance with company management systems, relevant legislation and industry best practice.
  • Identify, assess and mitigate commercial risks associated with subcontract procurement.
  • Promote the company's values while supporting a collaborative, high-performing commercial team.
  • Maintain ongoing professional development, completing a minimum of 12 hours of CPD annually.
  • Carry out additional duties and projects as required.

About You

You'll be a commercially astute professional with extensive subcontract procurement experience within the construction industry and a thorough understanding of NEC contracts.

Essential Skills & Experience

  • Extensive experience in a Commercial Manager or senior commercial role within construction.
  • Strong background in subcontract procurement and contract administration.
  • Excellent working knowledge of NEC contracts.
  • Experience managing procurement programmes and tender processes.
  • Strong commercial awareness with the ability to identify and mitigate project risks.
  • Excellent communication and stakeholder management skills.
  • Strong organisational skills with exceptional attention to detail.
  • Ability to work effectively under pressure and manage multiple priorities.
  • Proficient in Microsoft Office.
  • Good understanding of construction products and installation processes.
