COMMERCIAL MANAGER
Location: Basildon, Essex
Salary: Up to £100k + Package
An established residential contractor is seeking an experienced Commercial Manager to become the No.2 commercial lead, supporting the Senior Commercial Manager in the delivery of major high-rise residential developments.
This is a hands-on leadership role responsible for ensuring robust commercial management across multiple projects, protecting profitability, managing risk, and supporting the commercial team throughout the project lifecycle.
Key Responsibilities:
- Support the Senior Commercial Manager in the commercial delivery of high-rise residential developments.
- Lead the commercial management of projects from procurement through to final account.
- Manage subcontract procurement, contract administration, valuations, variations, and final accounts.
- Prepare and review CVRs, cost forecasts, budgets, and monthly commercial reports.
- Identify commercial risks and opportunities, implementing strategies to maximise project profitability.
- Manage and mentor Quantity Surveyors and Assistant Quantity Surveyors.
- Work closely with operational, design, procurement, and finance teams to ensure successful project delivery.
- Build and maintain strong relationships with clients, consultants, and subcontractors.
- Ensure compliance with contractual obligations and company commercial procedures.

Candidate Requirements:
- Qualified Quantity Surveyor
- Proven experience as a Commercial Manager, Senior Quantity Surveyor, or Project Quantity Surveyor on major residential developments.
- Extensive experience delivering high-rise reinforced concrete frame residential projects.
- Strong background working for design & build (D&B) contractors.
- Excellent knowledge of commercial management, procurement, subcontract administration, and contract law.
- Strong leadership, negotiation, and stakeholder management skills.
- Full UK driving licence.
