Join a dynamic legal team as an experienced Commercial Property Solicitor working across a varied commercial property caseload. You will manage matters from instruction to completion, deliver exceptional client service, ensure regulatory and file compliance, and contribute to process improvements and the adoption of property technology. The firm have an excellent reputation already within commercial property, with a broad range of clients and transactions. This role offers hybrid working, opportunities for professional development and involvement in firmwide improvement initiatives. The caseload will be varied and include commercial sales and purchases, leases (granting and taking), landlord and tenant matters, property due diligence for corporate transactions, and portfolio management. A broad scope of commercial property experience and the ability to manage your own caseload independently for at least 5 years will be key. 1-2 days WFH Plus wider comprehensive benefits Key responsibilities: End-to-end management of commercial property matters including acquisition and disposal of freehold and leasehold property, lease drafting and negotiation, surrender and renewal, licences, easements and covenants, and supporting corporate real estate transactions. Conduct thorough property due diligence, review and advise on title, planning, environmental and restrictive covenant issues; prepare and consider replies to and raise requisitions on title and ensure timely resolution of issues. Draft, review and negotiate commercial lease documentation and associated ancillary documents (eg licences to assign, licences to alter, service charge arrangements), ensuring terms reflect commercial objectives and risk management. Maintain accurate electronic and paper file management, ensuring clear file notes, compliance with firm procedures and regulatory requirements including anti‑money laundering checks and client identification. Cooperate with clients, surveyors, lenders, agents, planning consultants and other third parties to manage expectations, negotiate timescales and resolve transactional issues promptly and professionally. Prepare and quality‑check completion statements, transfer documents and applications to HM Land Registry including use of digital submission processes; manage registration and post‑completion matters. Support business development initiatives by identifying cross‑selling opportunities, maintaining strong client relationships and contributing to proposals and pitch materials. Drive continuous improvement by reviewing and updating precedents, checklists and workflows; champion the adoption of commercial property technology and digital tools to enhance efficiency and reduce risk. Where required, supervise and mentor junior fee earners and support staff; provide guidance on technical issues, file progression and best practice. Manage billing and time recording for own caseload, assist with cost estimates, and support the team’s productivity and realisation targets. Key skills and experience required: 1–6 years PQE (or equivalent experience) with demonstrable commercial property experience in a law firm or property practice, handling a range of transactional work including leases and sales/purchases. Strong technical knowledge of commercial property law, HM Land Registry processes and practical experience of drafting and negotiating leases and transfer documentation. Sound understanding of compliance obligations including AML and file audit procedures, with experience maintaining audit‑ready files. Excellent organisational and prioritisation skills with the ability to manage multiple complex matters and competing deadlines while maintaining attention to detail. Strong communication and interpersonal skills with a professional manner when dealing with clients, colleagues and external stakeholders; ability to negotiate and resolve issues effectively. Commercial awareness with experience of preparing completion figures, managing disbursements and supporting billing processes. Proactive, solutions‑focused approach with the ability to contribute to process improvements and embed new systems and workflows. High level of digital literacy including Microsoft Office and experience of legal case management and property transaction software; willingness to evaluate and implement technology improvements. Relevant professional qualifications or evidence of continuing professional development within commercial property law desirable.
