Commercial Real Estate Executive Director – EMEA CRE Platform
About This Role
As a senior member of the deal team, the Commercial Real Estate Executive Director leads the underwriting, execution, and active management of a diversified CRE portfolio across:
- Direct lending
- Structured finance (including repo and note-on-note exposures) in the UK and Europe.
This role demands a blend of deep technical expertise and strategic leadership, focusing on:
- Originating and executing complex transactions
- Proactively managing portfolio risk
- Influencing senior stakeholders
Key contribution: Driving disciplined risk management, portfolio performance, and business growth across CRE EMEA within the Global Commercial Real Estate platform.
In This Role, You Will
Transaction Leadership & Underwriting
- Lead underwriting/execution for complex CRE transactions across property types (industrial, office, retail, hospitality, data centres, living sectors) and financing types (construction, bridge, term loans).
- Own end-to-end transaction responsibilities:
- Structuring, due diligence, documentation, and closing (in partnership with legal, compliance, capital markets).
- Oversee financial analysis, challenging:
- Cash flow modelling
- Leverage metrics
- Sponsor evaluation
- Downside stress testing
- Provide rigorous oversight of third-party diligence (appraisals, environment, insurance, construction reviews, tax implications).
- Prepare and present investment/credit materials to governance forums (credit/investment committees).
- Maintain deep market insight, integrating macro trends with local economic dynamics into underwriting.
- Structured finance expertise:
- Repo and noN platforms
- Underwriting asset eligibility and compliance framework
Portfolio Management & Risk Oversight
- Strategic portfolio leadership over CRE loans + structured exposures (e.g., repo transactions).
- Proactively manage portfolio risk: identify emerging trends and take tactical measures.
- Optimise risk-weighted returns and balance sheet efficiency (capital allocation, balance sheet leverage ratios).
- Quarterly/annual portfolio reviews:
- Monitor credit performance, covenants, and asset outlook
- Oversee key portfolio events: amendments, restructurings, extensions for high-value borrowers.
- Lead enterprise-wide negotiations (restructures, amendments, extensions, consents) while restraining aggressive terms or reckless risk-taking.
- Uphold transparent governance, e.g., construction draw management, waterfall mechanics.
- Provide forward-looking stakeholder reporting:
- Focus on watchlist assets
- Sector-level credit/decline trends

Stakeholder Management & Leadership
- act as senior advisor to internal teams (credit, risk, legal strategy, executive committee).
- Build and maintain high-level external relationships with:
- Sponsors/borrowers (due diligence and transaction consent)
- Investors
- Counterparties (repo/structures)
- Demonstrate commanding executive presence in high-stakes discussions.
- Align transaction processes with:
- Capital markets teams on CMBS/securitisation deals
- Coverage teams on balance sheet and term spread sales
- Contribute to EMEA platform strategy, pipeline prioritization, and business planning.
- Mentor junior staff to maintain consistent underwriting standards and talent growth.
Required Qualifications
Experience in Commercial Real Estate Portfolio Management (or equivalent qualifications, e.g., combination of work experience, certifications, training). Candidates must demonstrate: ✅ Management/leadership experience ✅ Extensive CRE lending or structured credit investment banking requiring progression into directorship roles ✅ Technical depth in:
- CRE underwriting (leveraged finance, debt structuring)
- Portfolio management (asset classes: all major sectors + term structures)
- Credit discipline in bull/bear cycles ✅ Advanced financial modelling:
- Ability to source and challenge sponsor forecasts ✅ Risk management approval authority ✅ Proactively shaped credit/investment committee recommendations with directorship input ✅ Demonstrated European exposure (regulatory, jurisdictional, currency risk) ✅ Public-facing communication:
- Present credit rationale to senior investors/bank executives
