Commercial Surveyor – Solihull (Full-Time)

- Sales and lettings
- Valuations, acquisitions & disposals
- Lease renewals & rent reviews
- Property management (rent collection, service charge administration, monitoring repairs)
- Tenant obligation enforcement
- Business rating advice (appeals, repair notices)
- Heads of terms & lease documentation

The Role
The Commercial Surveyor will work on-site in Solihull as a full-time senior consultant, contributing to the effective management and consultancy of commercial property portfolios.
Key Responsibilities
The role involves a wide range of property advisory and management tasks, including:
✔ Site visits & inspections – Conducting physical valuations, measurements, and condition reports on commercial properties for sale, lease, or management. ✔ Client advisory work – Advising on sales, lettings, acquisitions, and disposals, including drafting and negotiating heads of terms and lease documentation. ✔ Lease & tenancy management –
- Supporting lease renewals and rent reviews
- Assisting with tenant risk assessments and eviction processes
- Administering rent collection and enforcing tenant obligations ✔ Property management –
- Overseeing service charge administration, repairs, and maintenance for single- and multi-tenanted properties
- Ensuring compliance with health & safety, fire, and legal obligations ✔ Business rate advisory –
- Providing rating advice and assisting with appeals
- Preparing rating notices and notices of prospective assessment ✔ Record keeping & compliance –
- Maintaining accurate property portfolios, leases, and client records
- Ensuring adherence to UK commercial property legislation (Midlands focus) ✔ Team collaboration –
- Working closely with property consultants, solicitors, and development teams
- Supporting clients (landlords & tenants) with proactive property solutions

Qualifications & Experience
Essential Requirements
✨ Lease and valuation expertise – Strong ability to carry out valuations, inspections, and condition reports. ✨ Lease advisory experience – Drafting, negotiating, and renegotiating leases, including heads of terms, rent reviews, and tenant consultations. ✨ Property management skills – Proven knowledge of rent collection, service charge plans, repair enforcement, and tenant risk management. ✨ Rating experience – Confident in handling business rates assessments, appeals, and related notices. ✨ Reporting & record-keeping – High level of accuracy, attention to detail, and proficiency in word processing and data analysis. ✨ UK commercial property markets – solid understanding of the Midlands region, current trends, and local legislation. ✨ Self-motivation & travel – Valid full UK driving licence and willingness to assess properties and meet clients on-site.

Preferred Considerations
🔹 Qualifications – RICS-accredited degree (e.g., BSc Surveying) or equivalent; MRICS or CSP progress considered a plus. 🔹 Technical software – Experience with property management, valuation software (e.g., Landmark, TDDS), and market analytics tools is advantageous. 🔹 Industry experience – Direct 3+ years in commercial surveying or management with Midlands-focused work highly desirable. 🔹 Soft skills – Strong communication, negotiation, and client relationship management abilities.
