Contracts Manager

Location: Belfast

Overview

This super organisation delivers complex construction and engineering projects across Ireland and the UK. This is a senior site leadership role with full responsibility for delivery, safety, quality, and financial performance. You will manage the contract end to end, and will ensure client expectations are met or exceeded; driving value, controlling risk, and maintaining strong standards across HSE and quality. This role will suit you if you have operated at scale and is comfortable leading multi-discipline teams on complex builds.

Key Responsibilities

Preconstruction

  • Lead preparation of project programmes, method statements, and contract submissions
  • Develop the contract programme with the estimating team at the tender stage
  • Direct the Quantity Surveyor on major preliminary spend
  • Chair project start-up meetings and support resource planning

Construction and Delivery

  • Lead all project functions including planning, risk, commercial performance, and HSE compliance
  • Ensure the team and supply chain meet required HSE and quality standards
  • Coordinate design delivery across consultants and subcontractors, including BIM where required
  • Implement and maintain the Project Execution Plan with focus on safety and quality
  • Monitor programme performance and drive improvements in buildability
  • Protect contractual position through timely notices and documentation
  • Maintain strong site standards and professional presentation

Commercial and Subcontractor Management

  • Lead subcontractor selection, onboarding, and performance management
  • Work closely with the QS and Site Manager to manage productivity and delivery
  • Review and approve spend, subcontractor appointments, and financial reporting
  • Ensure accurate CVRs and monthly reporting are delivered

Project Close Out

  • Drive practical completion and resolve issues early
  • Lead defect management through to sign-off
  • Support final account agreement and loss and expense submissions
  • Oversee commissioning, client handover, and aftercare
  • Embed lessons learned into future delivery

Leadership

  • Lead, develop, and manage the project team
  • Conduct performance and development conversations with direct reports

Qualifications and Experience

Essential

  • Degree or equivalent in a construction-related field
  • Chartered status preferred
  • Strong health and safety knowledge with IOSH Managing Safely or equivalent
  • Experience as Temporary Works Coordinator and in excavation safety
  • Knowledge of permitting in live energy environments
  • Competence in working at height, scaffolding, and lifting operations
  • Understanding of behavioural safety and root cause analysis

Desirable

  • Experience in contracts management and commercial control
  • Strong track record in CVR and project financial management
  • Experience delivering structured Project Execution Plans
