Construction Contracts Manager – Residential Construction – Rickmansworth, England
A growing residential property developer and construction business is looking to appoint an experienced and hands-on Contracts Manager to oversee the delivery of multiple residential construction projects across London and the Home Counties.
This is a site and office-based role working closely with the business owner and project teams, taking responsibility for the day-to-day delivery of projects from pre-construction through to completion. The successful candidate will be someone who enjoys being involved on site, solving problems, coordinating teams and driving projects forward, rather than managing from a distance.
Key Responsibilities
- Manage multiple residential construction projects from pre-construction through to completion and handover.
- Coordinate subcontractors, site teams, consultants, architects and suppliers across live projects.
- Monitor programmes, budgets and project progress to ensure successful delivery.
- Take a hands-on approach to resolving site issues and construction challenges.
- Oversee construction quality, health & safety and programme performance.
- Coordinate utilities, build-out activities and project logistics.
- Attend site meetings and maintain regular communication with all project stakeholders.
- Review drawings, specifications and construction documentation.
- Report on project progress, risks and key milestones to the directors.
- Ensure projects are delivered safely, on programme, within budget and to a high standard.

Requirements
- Previous experience as a Contracts Manager, Construction Manager, Senior Site Manager or Project Manager within residential construction.
- Strong experience delivering residential developments from pre-construction through to completion.
- Experience managing multiple live construction projects.
- Strong knowledge of residential build-out, construction sequencing and utilities coordination.
- Experience managing subcontractors, consultants and external stakeholders.
- Able to identify and resolve construction issues with a practical, hands-on approach.
- Strong programme management and organisational skills.
- Excellent communication and leadership skills.
- Comfortable working both on site and in the office.
- Full UK driving licence.
