Construction Contracts Manager – Residential Construction – Rickmansworth, England

A growing residential property developer and construction business is looking to appoint an experienced and hands-on Contracts Manager to oversee the delivery of multiple residential construction projects across London and the Home Counties.

This is a site and office-based role working closely with the business owner and project teams, taking responsibility for the day-to-day delivery of projects from pre-construction through to completion. The successful candidate will be someone who enjoys being involved on site, solving problems, coordinating teams and driving projects forward, rather than managing from a distance.

Key Responsibilities

  • Manage multiple residential construction projects from pre-construction through to completion and handover.
  • Coordinate subcontractors, site teams, consultants, architects and suppliers across live projects.
  • Monitor programmes, budgets and project progress to ensure successful delivery.
  • Take a hands-on approach to resolving site issues and construction challenges.
  • Oversee construction quality, health & safety and programme performance.
  • Coordinate utilities, build-out activities and project logistics.
  • Attend site meetings and maintain regular communication with all project stakeholders.
  • Review drawings, specifications and construction documentation.
  • Report on project progress, risks and key milestones to the directors.
  • Ensure projects are delivered safely, on programme, within budget and to a high standard.

Requirements

  • Previous experience as a Contracts Manager, Construction Manager, Senior Site Manager or Project Manager within residential construction.
  • Strong experience delivering residential developments from pre-construction through to completion.
  • Experience managing multiple live construction projects.
  • Strong knowledge of residential build-out, construction sequencing and utilities coordination.
  • Experience managing subcontractors, consultants and external stakeholders.
  • Able to identify and resolve construction issues with a practical, hands-on approach.
  • Strong programme management and organisational skills.
  • Excellent communication and leadership skills.
  • Comfortable working both on site and in the office.
  • Full UK driving licence.
