The role
This position is a site-based management position within the Stone Bathwear project delivery team and demands significant technical skill, commercial aptitude and awareness of the construction process and delivery of development projects. This person should demonstrate leadership and influencing skills to ensure the commercial delivery of projects, who has previous experience in construction/project management roles.
Actively lead and manage construction activity across a programme of residential and mixed-use new build projects. Co-ordination of project teams, comprising both colleagues within Stone Bathwear and external consultants and advisors to ensure the delivery of all developments in a safe, commercially acceptable, and socially responsible way.
Key responsibilities
General

The Construction Manager will be responsible for leading the team over all aspects of the project progression, from planning and delegation, through to coordination of contractors throughout the build-out phase. Reviewing drawings/designs, reviewing and creating/amending RAMS, logistic plans, Scope of Works, contract variations, delay/site reports, programme monitoring and weekly drop line updates, continuous communication with client and the internal team.

Conduct technical audits on the project to consider the most effective plan of action of construction in comparison with traditional build approach in collaboration with the design team and engagement from the Client.

Oversee the pod parking, testing, snagging, de-snagging and final handover procedures with the client, ensuring all the relevant documentation is completed, signed, and submitted to the projects shared system for confirmation of approval.

Working with a team of SBW site managers, client managers and subcontractors spread across a large site at various stages of development to ensure the smooth process of works, to meet programme deadlines, ensuring company strategies are implemented where communication with the client is concerned, and maintaining written confirmation of said strategies.

Making sure that the project is delivered safely through effective planning, production of method statements, and holding regular sub-contractor HSQE consultation meetings to discuss programs of works, carrying out Toolbox Talks, H&S site walks, H&S reports, monthly SIR’s, RAMS reviews, and closing H&S items highlighted by SBW’s H&S auditor.

Using construction management software packages to plan how the work will be undertaken such as Excel, ASTA, MS Project, Fieldview, Aconex, Datascope among others.
Operations
- Planning ahead to avoid problems with the delivery and storage of equipment and materials, access requirements and design management
- Managing the completion of the building and the handover to the client
- Comply and enforce where necessary all Health and Safety policies and procedures with StoneBathwear supply chain
- Support and maintain a culture of continuous improvement and operational excellence, contributing to Stone Bathwear’s corporate identity and business plan goals

Commercial/Finance
- Managing and planning for expenditure for projects over the construction stage, providing support to the UK Commercial team, Senior PM and Director
- Understand different contract types and procurement arrangements with the commercial skill to utilise and deliver financial value
- Be able to offer creative value engineering with a strong commercial perspective including order of build, constructability assessments, procurement etc.
- Monitor projects budget, profit, and programme, liaising directly with the UK Commercial team and Director, and making any adjustments as required
- Assisting and creating Site Instructions, Internal Variation Proposals for SBW ITA commercial, cost analysis working in line with SoW’s
Service delivery
- Ensure compliance with all Health and Safety and CDM regulations and promote a culture of safety across the business
- Manage the supply chain to leverage the value of the suppliers by enhancing the quality, consistency, and variety
- Programme – monitoring and producing short-term trackers and programmes, establishing and monitoring contractor performance, submitting drop line analysis to the client highlighting any delays to SBW progress, including evidence for reasons for the delays
- Managing programmes and budgets within the build process
- Preparation of key contractors and subcontractor proposal documentation
- Ensure the effective management and direction of external contractors with rigour to ensure delivery of the highest possible quality of design and final product
- Provide input into the design and construction methodology of the projects bearing in mind future ease of maintenance requirements
- Understand project timelines, manage projects, and project teams to deliver key milestones
- Manage the compilation of the Employer’s Requirements, Design Guide/s, specifications, and contract documentation for operational purposes
- Manage external consultant teams and the Employers Agent to deliver all projects in line with the Employer’s Requirements, specifications, programme, cost, quality and Health and Safety requirements
- Manage and provide remedy to any contractor and/or construction-related matter
- Maintain a high-performing project management regime for all schemes proactively manage and ensure effective risk and budget management on all schemes
- Stakeholder and Relationship Management
- Maintain good and effective relationships with contractors and stakeholders, working collaboratively with internal colleagues
Knowledge and experience

- Degree level qualification in a relevant discipline, e.g., Civil/Structural Engineering, Construction Management, Quantity Surveying or equivalent by experience, a minimum of 5 years in a construction-related field within the capacity of management/engineering preferred
- Desirable to be proficient in Microsoft Office & Project, BIM, CAD
- Professional membership of appropriate body desirable, e.g., RICS, MCIOB
- Demonstrate post qualification experience and demonstrable track record of managing large and complex construction projects both contractor and client side
- Up-to-date knowledge of construction best practice and regulations
- Working knowledge of construction contracts, forms of professional appointment, planning framework, design, materials, and construction processes
- Good knowledge of Health and Safety Risk and CDM regulations including environmental and ecological legislation
- Experience of identifying a range of alternative analytical approaches and applying them innovatively to resolve unforeseen design/construction issues
- Understanding and experience of construction contracts
- Proven experience negotiating contract prices, valuations and determining final sums owed
- Proven experience in developing and managing budgets within established parameters
- Ability to delegate and manage multiple operations effectively
- Ability to assess the operational effectiveness of contractors
