Construction Manager
Construction Manager (Permanent, Full Time)
Location: Lincoln (extended East Midlands region)
Lindum Construction is a well-established local construction company specialising in projects across the Lincoln and East Midlands. Supporting diverse sectors including affordable housing, food & retail, education, commercial, industrial, and health, we deliver projects predominantly through long-standing relationships with existing clients.
We are currently seeking a Construction Manager to join our team on a permanent, full-time basis.
Key Responsibilities

Pre-Construction & Tender Support
- Produce tender programmes, prelim sheets, and methodologies during the bidding phase.
- Assist the project estimator during site visits and throughout the tender period.
- Contribute to value engineering initiatives at both bid and pre-construction stages.

Project Leadership & Coordination
- Lead and chair design team meetings with clients, professionals, and subcontractors.
- Assist in fulfilling planning condition requirements for projects.
- Oversee the pre-construction phase, ensuring smooth collaboration between key stakeholders.

Project Delivery & Safety
- Plan and manage projects during the preconstruction phase, producing:
- Construction phase plans
- Waste management plans
- Health & safety documentation
- Take ownership of the construction and delivery stage, managing:
- Health, safety & environmental compliance
- Cost control & programme management
- Scheduling & monitoring of designers, subcontractors, and labour
- Ensure works meet required standards while maintaining programme adherence.
- Plan and manage projects during the preconstruction phase, producing:

Data & reporting
- Compile request for information (RFI) schedules and verify timelines for project progress.
- Support the quantity surveyor by producing:
- Labour & plant forecasts for cost valuations
- Subcontract procurement schedules
- Generate monthly progress reports and chair site meetings as required.

Proactive Client Engagement
- Maintain regular client contact, even during non-project periods, to explore future opportunities.

Team Support & Leadership
- Foster a collaborative environment and support colleagues in achieving objectives.
- Provide variable levels of support to site managers, depending on their capability.

Compliance & Documentation
- Complete monthly contractors’ reports.
- Ensure site managers maintain adequate health & safety paperwork.
- Verify that subcontractors’ Risk Assessments & Method Statements (RAM) align with project needs.

Procurement & Logistics
- Procure long-lead materials/items prior to site commencement.
- Coordinate procurement of main services and highway adoptions with relevant teams.

Close-Out Support
- Introduce the Customer Care Manager to the client at project handover.
- Assist in resolving any defects until the end of the defects period.
