Job Description
Location
London, Birmingham or Manchester, with flexibility for candidates based in other Turner & Townsend UK offices including Bristol and Leeds.
Working Pattern
Hybrid. Expect two to three days a week in a Turner & Townsend office, plus client-office or site attendance where required. UK travel may be required.

We will appoint at Consultant or Senior Consultant level, based on your experience, judgement and readiness for the scope described below.

Turner & Townsend's Building Intelligence team helps clients turn smart-building ambition into clear requirements, informed decisions and operational value. We work as the client's representative. We bring an independent, solution-agnostic perspective that helps clients make the right choices early, and we provide a client assurance role throughout the project life cycle.
We are growing a collaborative, entrepreneurial team where people bring ideas, develop quickly and have a voice. This is an opportunity to work with leading organisations across commercial occupier, education and healthcare environments, on work that can range from a significant complex commission to several smaller advisory commissions.
You will support and progressively lead client-facing advisory work across the RIBA Plan of Work, particularly at stages 1-4, where strategy and use cases can shape a project's direction before technology becomes an afterthought.

What you will do
- Help clients develop smart-building strategies, use cases, requirements, standards, roadmaps and decision support.
- Translate operational and user needs into practical requirements for data, integration, interoperability and building technology.
- Research and analyse building, operational and technology context, producing clear and useful client recommendations.
- Contribute to and progressively lead workshops, meetings, stakeholder engagement and client outputs.
- Interrogate proposed solutions, identify risks and dependencies, and help protect the client's intended outcomes through delivery and operation.
- Collaborate with client teams, designers, contractors, technology suppliers and Turner & Townsend colleagues.
- Support bids, proposals, client relationships and improvement initiatives as your experience grows.
You will not be expected to be a detailed system designer, installer or platform configurator. Your role is to use strong advisory judgement, ask the right questions and work with specialist colleagues to help clients make confident, deliverable decisions.
How the role grows
At Consultant level
- You will support defined outputs with guidance, build your confidence in Building Intelligence methods and develop client relationships.
- You will contribute to bids and relationship activity as part of your development.
At Senior Consultant level
- You will independently lead defined workstreams and day-to-day client engagement, applying sound judgement and escalating appropriately.
- You will contribute actively to proposals and client extensions, while mentoring colleagues and helping raise delivery standards.
We will support your first months in the team. As you build your understanding of our commissions, clients and ways of working, we will expect you to become a proactive contributor who takes ownership, brings ideas and delivers value.
Qualifications
What we are looking for
Essential
- Experience supporting smart-building or complex-estate projects, gained through one or more of: client-side estates or capital-project teams; main or MEP contractors; smart-building systems integration; BMS or building-controls specialists; digital engineering, BIM or information-management teams; complex-estate operations; healthcare infrastructure programmes; or specialist consultancies.
- Genuine curiosity about technology and how it can improve the way buildings and estates operate.
- A working understanding of concepts such as IoT, digital twins, BMS and operational data, with the appetite to keep learning.
- Ability to turn complex information into clear written, verbal and visual communication.
- A collaborative, outcome-led approach: starting with client, user and operational needs rather than a preferred technology.
- Confidence to take ownership of agreed outputs and work constructively with a range of stakeholders.

Experience that connects requirements and strategy through procurement, construction, commissioning, handover and operation is particularly valuable. You do not need to be a BMS programmer. We are looking for the judgement to ask the right questions about system interoperability, data ownership and access, OT/IT cyber boundaries, commissioning evidence, operational handover and whether intended use cases work after occupation.
Desirable
- Experience in commercial occupier or education environments.
- Healthcare-estate experience.
- Current security clearance, or eligibility to obtain it where required by a commission.
- Experience supporting client workshops, strategy, requirements, business cases or technical advisory outputs.
- A relevant degree, professional qualification or equivalent practical experience.
