Contracts Manager - Responsive Repairs & Voids

Location: Yeovil office, covering Bristol, Dorset, Gloucestershire, Hampshire, Somerset and Wiltshire
Working Hours: Monday to Friday, 39 hours per week

The Role

Our client is seeking an experienced Contracts Manager to manage the delivery of responsive repairs and void works within a Social Housing environment.

This is an excellent opportunity to join a well-established organisation where you can make a real impact on service delivery, customer satisfaction, and team performance. You will lead a team of Site Managers, ensuring contracts are delivered safely, efficiently, and to a high standard.

You will oversee responsive repairs and void works, ensuring programmes are delivered on time, within budget, and with a strong focus on quality, compliance, and Health & Safety.

The successful candidate will be client-facing and have extensive experience managing responsive repairs and voids within Social Housing. The team currently delivers approximately 65 responsive repairs per day and 12 void properties per week, providing a varied role with the opportunity to make a significant impact.

Key Responsibilities

As Contracts Manager, You Will

  • Lead and support Site Managers, subcontractors, and operational teams
  • Ensure contracts are delivered safely, efficiently, and to client expectations
  • Monitor progress, costs, quality, and programme performance
  • Ensure contract documentation and reports are completed accurately and on time
  • Attend client meetings to review performance and future works planning
  • Maintain strong client relationships
  • Monitor KPIs, work in progress, and operational performance
  • Ensure compliance with Health & Safety, quality, and contractual requirements

About You

You will be an experienced Contracts Manager with a background delivering responsive repairs and void works within Social Housing.

You will have experience managing internal and external works, leading teams, and delivering high-quality services for customers and clients.

Ideally, you will hold SMSTS or an equivalent qualification/NVQ. If this has expired, support will be available to renew it. Your experience, knowledge, and ability to successfully manage contracts are key.

You Will Be

  • Experienced in responsive repairs and void contracts
  • A confident communicator with strong stakeholder management skills
  • Commercially aware and focused on delivery
  • A proactive team leader who can motivate and support others
  • Organised and solutions-focused

You Will Also Need

  • A full UK driving licence, as travel to sites will be required
  • The ability to successfully complete a DBS check
