About the Role
We are looking for an experienced and commercially focused Contract Manager to join a leading building services and engineering business delivering high-quality solutions across commercial, industrial, healthcare, education, retail, and public sector environments.
With a long-standing reputation for technical excellence, innovation, and customer service, our organisation provides end-to-end engineering and facilities solutions, from design and installation through to maintenance, compliance, lifecycle planning, and project delivery.
This is a key client-facing role responsible for the successful delivery of facilities management and engineering contracts across a varied portfolio. You will oversee operational performance, support engineering teams, maintain strong client relationships, and ensure contracts are delivered safely, compliantly, and profitably.
The successful candidate will be a proactive leader with strong commercial acumen and a passion for delivering exceptional service while identifying opportunities to enhance client relationships and drive business growth.
Key Responsibilities
Contract & Service Delivery Management
- Manage the day-to-day delivery of facilities management and engineering service contracts.
- Act as the primary point of contact for clients, ensuring exceptional levels of service and customer satisfaction.
- Monitor contract performance against agreed KPIs, SLAs, and contractual obligations.
- Maintain oversight of planned preventative maintenance (PPM), reactive works, and work-in-progress (WIP) activities.
- Ensure engineering teams, subcontractors, and suppliers deliver services efficiently and to the required standards.
- Drive continuous improvement initiatives to enhance operational performance and service delivery.
- Ensure contracts are delivered safely, compliantly, and within agreed budgets.
Client & Stakeholder Management
- Build and maintain strong, long-term relationships with clients and key stakeholders.
- Conduct regular service review meetings and provide operational and commercial updates.
- Identify opportunities to improve service delivery and develop existing contracts.
- Prepare and issue quotations for additional works, upgrades, and improvement projects.
- Collaborate with clients to understand future requirements and support strategic planning initiatives.

Commercial Management
- Take ownership of contract profitability, financial performance, and commercial outcomes.
- Monitor contract budgets, expenditure, and forecasting activities.
- Support monthly reporting, financial reviews, and performance analysis.
- Ensure variations and additional works are effectively managed and commercially agreed.
- Identify opportunities to maximise revenue and improve contract margins.
Technical & Engineering Support
- Provide technical support and guidance to engineering and operational teams.
- Assist with the development of specifications for repairs, plant replacement, upgrades, lifecycle projects, and refurbishments.
- Support effective asset management strategies across client portfolios.
- Ensure engineering activities are carried out in line with industry standards and best practice.
Compliance, Health & Safety
- Promote a strong culture of health, safety, quality, and compliance.
- Ensure full compliance with statutory regulations, company policies, and industry standards.
- Monitor contractor performance and ensure appropriate safe systems of work are in place.
- Support audits, inspections, and compliance reviews, ensuring actions are completed within agreed timescales.
- Maintain accurate records and documentation across all contracts.
Asset Management & Sustainability
- Support the development of lifecycle plans and investment strategies.
- Assist clients with budget forecasting and asset replacement planning.
- Identify opportunities to improve energy efficiency and sustainability performance.
- Contribute to environmental and carbon reduction initiatives across the portfolio.

Skills & Experience
Essential
- Proven experience managing Facilities Management, Engineering, Building Services, or Maintenance contracts.
- Strong commercial awareness with experience managing budgets, profitability, and contract performance.
- Excellent client relationship and stakeholder management skills.
- Experience preparing quotations, managing contract variations, and delivering additional works.
- Good technical understanding of building services and maintenance environments.
- Strong problem-solving, organisational, and communication skills.
- Ability to manage multiple priorities and a diverse portfolio of clients and contracts.
- Proficient in Microsoft Office and contract management systems.
Desirable
- Qualification in Engineering, Facilities Management, Building Services, or a related discipline.
- IOSH Managing Safely, NEBOSH, or equivalent Health & Safety qualification.
- Experience within Hard FM, M&E, Building Services, or Technical Facilities Management.
- Knowledge of asset lifecycle planning and sustainability initiatives.
- Experience using CAFM systems and performance reporting tools.
