Void Manager – Birmingham

Annual salary: Up to £45,000.00 + car allowance

Location: Birmingham Contract start date: 1 July 2026 Contract type: Full-time, Permanent (42.5 hours per week)

Join Mears Group on our new, exciting 10-year partnership with Birmingham City Council to deliver repairs, maintenance, and planned investment work across 11,500 homes in central and west Birmingham. This is one of our largest contracts, offering a range of opportunities across operational teams.

About the Role

We are seeking an experienced Void Manager to join our Birmingham team. The role involves leading void property operations, ensuring homes are efficiently, safely, and to a high standard right for new occupants.

In this position, you will:

  • Oversee void property maintenance works, directing empty properties into quick turnaround and readiness for new tenants.
  • Manage supervisors, operatives, and subcontractors, driving performance, turnaround times, and adherence to quality standards.
  • Work closely with internal teams and stakeholders to optimise processes, meet targets, and improve service efficiency.

We’re looking for a proactive, organised leader who can deliver high-quality outcomes, drive team performance, and maintain customer satisfaction. This role plays a key part in improving social housing standards within one of our most significant projects.


Key Duties & Responsibilities

  • Oversee void maintenance works to ensure efficient turnaround while achieving minimum property downtime.
  • Ensure all works meet safety, efficiency, and quality standards.
  • Conduct regular site visits to monitor progress, resolve issues, and monitor void targets.
  • Manage team assignments (supervisors, operatives, and subcontractors) to meet programme demands.
  • Drive cost control, forecasts, and budget management by optimising resource usage and procurements.
  • Implement compliance assurances (Health & Safety, COSHH, HR policies) and perform audits.
  • Support continuous process improvement, aligning operations with client expectations.
  • Perform operational cover during peak workloads or team absences.
  • Promote company values and foster a customer-centric culture across all activities.

Role Criteria

Candidates must have:

  • Previous experience in Void Management, Void Supervision, or equivalent within housing or property maintenance.
  • Strong compliance expertise, including Health & Safety, COSHH, and risk management.
  • Proven experience in delivering void programmes, driving performance improvements, and monitoring turnaround times.
  • Relevant qualification (e.g., City & Guilds).
  • Full, valid UK driving licence (must hold full licence > 3 months, be over 21, and have < 9 points for leasing a company vehicle).
  • Excellent interpersonal and communication skills, with leadership experience in demanding environments.
  • Strong planning, organisational, and strategic planning abilities.
  • Commercial acumen, with results-driven focus on cost, quality, and efficiency.
