Contract Manager

Reactive Maintenance | Social Housing

Full-time | Permanent

Location: London | Kent | Essex

Contract Manager job in London, Kent & Essex – leading the delivery of reactive maintenance contracts across occupied social housing properties, offering the opportunity to join a well-established contractor with a strong pipeline of long-term work.

The Role

This is an excellent opportunity for an experienced Contract Manager to join a leading contractor delivering reactive maintenance and responsive repairs across social housing contracts throughout London, Kent and Essex.

Reporting into senior leadership, the successful candidate will take full operational responsibility for multiple contracts, overseeing service delivery, operational performance, health & safety, commercial outcomes, and client relationships. Working closely with supervisors, site teams, planners, commercial teams, residents, and client representatives, you will ensure repairs are delivered safely, efficiently, and in line with contractual KPIs.

  • Manage the day-to-day delivery of reactive maintenance contracts across occupied social housing properties
  • Lead and support operational teams, including supervisors, planners, administrators, and directly employed operatives
  • Build and maintain strong relationships with housing association clients and key stakeholders
  • Monitor contract performance against KPIs, SLAs, budgets, and compliance requirements
  • Ensure the highest standards of health & safety, quality, and customer service are maintained
  • Work closely with commercial teams to manage costs, variations, and overall contract performance
  • Chair and attend client meetings, operational reviews, and performance meetings
  • Drive continuous improvement across operational processes, productivity, and customer satisfaction
  • Support recruitment, development, and performance management of operational teams
  • Ensure all works are delivered in accordance with contractual obligations and industry best practice

Requirements

  • Previous experience working as a Contract Manager within reactive maintenance, responsive repairs, social housing, or property maintenance
  • Strong operational management experience across occupied residential properties
  • Proven ability to manage client relationships and contract performance
  • Excellent understanding of repairs operations, KPI management, and service delivery
  • Strong knowledge of health & safety legislation and compliance requirements
  • Excellent leadership, communication, and organisational skills
  • Full UK driving licence
