Are you an experienced Contracts Manager looking to join a leading housebuilder with a strong pipeline across West Scotland?
Pettigrew Recruitment Group has been appointed to recruit an experienced Contracts Manager for a leading UK housebuilder, supporting the growth of its West Scotland construction team.
Working closely with the Construction Director and colleagues across Technical, Commercial, Sales, Land and Customer Service, you will take responsibility for the successful delivery of multiple residential developments across Glasgow and the wider central belt.
This is a senior operational role requiring strong leadership, commercial awareness and the ability to maintain high standards across programme, quality, health and safety and customer service.
The Role:
As Contracts Manager, you will lead and support the site management teams across a portfolio of developments, ensuring each project is delivered safely, efficiently and in line with the wider business plan.
Your Responsibilities Will Include:
- Managing multiple residential developments from pre-construction through to completion.
- Leading, supporting and developing Site Managers and wider site teams.
- Preparing and managing build programmes, site logistics and delivery plans.
- Monitoring performance against key milestones, productivity targets and business objectives.
- Identifying potential programme, operational or commercial risks and implementing clear mitigation plans.
- Working closely with Commercial and Technical teams to ensure buildability, cost control and margin protection.
- Managing preliminary expenditure and ensuring resources are used effectively.
- Overseeing subcontractor, supplier and consultant performance.
- Promoting a positive health, safety and environmental culture across all developments.
- Ensuring site teams comply with company procedures, legal obligations and reporting requirements.
- Maintaining high standards of build quality and ensuring all quality-control processes are completed.
- Supporting the delivery of customer demonstrations, home tours, handovers and post-completion visits.
- Managing outstanding customer surveys, defects and escalated complaints to satisfactory resolution.

- Working closely with Customer Service colleagues to provide technical and operational support where required.
- Producing clear, accurate and timely information for senior management and board reporting.
- Managing site close-out processes to ensure developments are completed efficiently and outstanding issues are resolved.
- Supporting recruitment, induction, performance management, training, absence management and employee welfare across the site teams.
About You:
You will already have experience operating as a Contracts Manager within residential housebuilding and will be comfortable managing several live developments simultaneously. We are looking for a visible and decisive leader who can build strong relationships across site teams and wider business functions while maintaining accountability for delivery.
You Should Be Able To Demonstrate:
- Previous Contracts Manager experience within residential housebuilding.
- Strong leadership and line-management experience.
- Experience managing performance, absence, disciplinary matters and employee development.
- A strong understanding of construction programming and site delivery.
- Knowledge of pre-tender, pre-start and site mobilisation processes.
- Commercial awareness and experience controlling site costs and subcontractor performance.
- Experience working with Technical and Commercial teams to resolve buildability and delivery issues.
- Strong knowledge of health, safety and environmental requirements.
- The ability to identify problems early and make informed, decisive decisions.
- Excellent planning, organisation and communication skills.
- Strong customer-service awareness and the ability to manage escalated issues sensitively.
- A proactive, reliable and flexible approach.
- Good working knowledge of Microsoft Office.

Essential Requirements:
Applicants must hold:
- CITB SMSTS.
- First Aid at Work.
- An appropriate CSCS card.
The following would also be advantageous:
- HNC or degree in Construction, Building Studies or a related discipline.
- A trade or technical background.
- Experience working to NHBC standards.
- Temporary Works Coordinator qualification.
- CITB SEATS or IEMA environmental qualification.
- Scaffold inspection qualification.
