Contracts Manager

About the Role

We are looking for an experienced and driven Contracts Manager to join our Construction team. Working closely with the Construction Director, Head of Customer Service, and colleagues across Technical, Sales, Land, and Commercial teams, you will play a key role in delivering multiple developments on time, within budget, and to the highest standards.

You will be responsible for the successful delivery of the business plan across your allocated sites, ensuring all KPI targets are achieved while driving quality, safety, and customer satisfaction.

Health, Safety & Environment Responsibilities

  • Support the business in all HSE matters
  • Comply and promote a positive approach to the communication and implementation of Group HSE policies
  • Promote a positive safety culture and lead by example, ensuring safe personal behaviour
  • Work in an environmentally responsible manner
  • Ensure compliance for all HSE documents
  • Effectively communicate all HSE directives and matters to development teams, SHE Team, and regional office teams

Customer Service Responsibilities

  • Ensure adherence to Cala Customer Service processes for IGM, Demo, Home tour, Handover, 7-day visits, and handover of homes
  • Liaise with the Customer Service Department to manage customer inquiries and provide technical support
  • Manage and communicate all open surveys (In-House, NHBC 8-week, and NHBC 9-month surveys)
  • Engage with NHBC to ensure standards are upheld
  • Coordinate customer complaints resolution, providing support as required

Programme Management Responsibilities

  • Attend Design Team Meetings (DTM) and Preliminary & Project Team Meetings (PTM)
  • Prepare build programmes and overall logistics for new developments
  • Manage live development build programmes to meet KPIs and ensure business objectives are achieved
  • Identify early warnings of potential issues and create mitigation plans
  • Collaborate with Commercial Department to ensure development margin management

Quality Responsibilities

  • Promote the Cala standard and ensure delivery adherence to Cala quality minimum standards
  • Ensure Cala Quality process tablet compliance is achieved

  • Act as a Cala leader, aligned with the Cala Leadership Framework - Contracts Manager
  • Be an ambassador for the Cala Sustainability agenda
  • Proactively control site costs through identifying overspend and managing sub-contractor relationships
  • Work with the site quantity surveyor to plan preliminary site costs
  • Collaborate with the site Technical Manager to review designs and ensure buildability factors consideration
  • Lead the MySite Home Passport process pre-site start and monitor delivery through site teams
  • Monitor site activity against quality standards, productivity targets, and deadlines
  • Provide direction, guidance, and support to Site Managers and teams
  • Ensure quality and customer focus are upheld consistently
  • Perform pre-construction guidance and facilitation
  • Manage team welfare, conduct PDR (Performance Development Reviews), and handle absences and training
  • Handle line management of Site Management and escalated personnel matters
  • Support bulk operational roles (e.g., forklift drivers, labourers)
  • Respond decisively to site and development issues
  • Lead and manage recruitment, induction, and site team development
  • Understand and apply company procedures, including ISO procedures and customer service policies
  • Lead recruitment, attendance monitoring, induction, and team training
  • Oversee HSE-related document updates, conduct site audits, and ensure compliance with company and legal obligations
  • Manage sustainability and environmental compliance
  • Allocate HS&E responsibilities and offer training to site personnel

About You

We seek a Contracts Manager with:

  • Contract Manager experience, ideally within housebuilding
  • Strong people management skills
  • Project planning experience (pre-tender, pre-start, preliminary site costs)

Key Knowledge, Skills, and Abilities

  • Line management experience, including performance/appraisal management, disciplinary, grievance, and well-being processes
  • Valid SMSTS (Safety Management for Sites Training Schemes) Level 4 Certificate
  • Trade background experience in the house-building sector
  • A preference for degree holders in Construction or Building Studies (HNC/BSc)
  • Reliable and flexible with the ability to work across allocated sites
  • Strong problem-solving, collaboration, and decision-making skills
  • Proficiency in MS Office packages (Word, Excel, Outlook, PowerPoint)
  • Self-motivated and proactive, able to act autonomously
  • Excellent written, verbal, and listening skills
  • Strong planning and organising skills
  • Effective leadership with demonstrated training and development of teams
  • Excellent customer service and relationship management abilities
  • NHBC familiarity and understanding of compliance issues

Essential Requirements

Must have:

  • CITB SMSTS certification (non-internal version)
  • First Aid at Work (FAW) certification
  • An appropriate CSCS card

Desirable Requirements

Ideally:

  • Basic Scaffold Theory, CISRS Inspector qualification
  • Site Environmental Management certification (CITB or IEMA)
  • Temporary Works Coordinator (TWC) certification
  • NHBC standards experience
  • Direct project management experience in housebuilding
