The Role: Contracts Manager (Operational Team)
Reporting to the Operations Director, the Contract Manager will provide strategic leadership to Project Managers, Site Managers, and site teams. You’ll oversee the safe, on-time, and high-quality delivery of multiple demolition and enabling works projects across London and the South East.
This position offers an excellent opportunity for an experienced operational leader looking to join a respected contractor with strong career progression opportunities. You’ll have the chance to lead landmark demolition projects on what is now one of the most dynamic construction sites in the UK.

- Oversee delivery of multiple demolition and enabling works contracts simultaneously, ensuring alignment with budgets, timelines, and quality standards.
- Provide leadership and mentorship to Project Managers, Site Managers, and Supervisors.
- Monitor and manage project performance in programme, costs, and quality, identifying deviations and implementing solutions.
- Build and maintain strong stakeholder relationships with clients, consultants, and subcontractors.
- Chair customer-facing, progress, and operational meetings to drive accountability and decision-making.
- Collaborate with the commercial team to maximise profitability while aligning with operational objectives.
- Identify project risks, develop mitigation strategies, and ensure compliance with Health & Safety regulations, environmental laws, and industry best practice.
- Support pre-construction planning in terms of logistics, programming, and risk management.
- Manage resources—including labour, plant, and subcontractors—across multiple concurrent projects.
- Lead continuously improving project delivery methods and operational performance, based on data-driven insights.
- Compile and present regular operational reports for senior management.
Requirements
- Experience:
- Previous experience as a Contracts Manager in demolition, enabling works, structural alterations, civil engineering, or major construction.
- Strong expertise in demolition methodologies, temporary works, and construction sequencing.
- Proven track record in managing multiple high-value projects simultaneously.

- Technical Competencies:
- SMSTS qualification (Site Management Safety Training Scheme).
- Valid Black CSCS Card.
- CCDO Manager Certificate (but if unavailable, a willingness to obtain it is an advantage).
- Temporary Works Coordinator qualification (highly desirable).
- Professional and technical skills:
- Excellent leadership, communication, and client management skills.
- Strong commercial awareness with collaboration experience in multi-disciplinary teams.
- Full and valid UK Driving Licence.
