Contracts Manager

Head of Construction

What you'll be doing?

Within the Construction environment, you’ll manage:

  • Procurement of materials
  • Oversight of complex projects
  • Health and safety compliance
  • Customer service delivery

Our organisation is engaged in circa 400 developments across towns and rural areas of the UK. Each project—whether on greenfield raw land, brownfield conversions, or rehabilitation of old facilities like factories and hospitals—requires unique solutions. Therefore, we look for individuals skilled in two key areas:

  • Demonstrating innovative and imaginative approaches
  • Managing people, budgets, and commercial efficiency

Notably, our Site Managers have secured the NHBC Pride in the Job Awards for thirteen consecutive years—an unprecedented achievement within the housebuilding sector.


Key Responsibilities

Reporting directly to the Construction Director, this role ensures the comprehensive development of sites—from initial land acquisition to final completion. Your responsibilities include:

  • Maintaining Safety, Health, and Environmental (SHE) standards, adhering to legal obligations and internal procedures.
  • Providing tender support and monitoring performance for subcontractors and suppliers, reporting to the Commercial department.
  • Ensuring suitable resources and materials are available for site commencement.
  • Regularly monitoring adherence to constructing programmes, pursuing completion targets, and monitoring on-time delivery through Sales/Build meetings and legal delivery forecasting.
  • Controlling additional costs related to non-productive expenses and preliminary work, aligning with Group standards, and participating in cost-control meetings.
  • Collaborating with cross-departmental teams to support Site Managers, ensuring flow of materials and contractors’ coordination.
  • Overseeing every phase of construction quality to achieve high standards.
  • Post-completion engagement with purchasers to ensure customer service excellence.
  • Supporting Site Managers in managing on-site teams, including resource allocation, communication, training, and on-site logistical direction.
  • Serving as a professional link between purchasers, external partners, contractors, and internal teams.
  • Assisting the Construction Director in upholding the governance of the Construction Department.
  • Developing and achieving build programme targets aligned with directives from the Construction Director.
  • Leading and developing site management teams.
  • Supporting recruitment for site management positions, providing guidance during role interviews.

What You’ll Need

To excel in this position, we seek professionals with:

  • A strong capacity to motivate teams and drive performance to achieve core business goals.
  • Proven track record with experience in senior management roles within construction.
  • Self-confidence, decisive ability, resilience, and thriving under high-pressure, fast-paced environments.
  • Preference for qualified professionals—NMHC of the Chartered Institute of Builders or equivalent NVQ Level 5 in Construction Management (qualifications desirable but not mandatory).
  • In-depth expertise spanning diverse construction fields and full awareness of relevant legislative requirements, including:
    • Health and Safety standards
    • NHBC insurance policies
    • Building Regulations compliance
  • Strong knowledge and experience in delivering customer-focused service, particularly in post-consumption support.
