Day Team Technician

Location: 22 Bishopsgate, City of London

Shift: Monday to Friday, 08:00 - 17:00

Purpose of the Job

To ensure all environmental conditions are maintained consistently across critical building systems. This includes:

  • Carrying out Predictive Preventative Maintenance (PPM) tasks and reactive/breakdown works on Mechanical (M&E) systems.
  • Demonstrating expertise in:
    • Air conditioning
    • UPS (Uninterruptible Power Supply)
    • Generators
    • LV (Low Voltage) systems
  • Fault finding using graphical information and alarm data to identify and resolve issues efficiently.

Key Responsibilities

Maintenance & Asset Management

  • Ensure routine PPM on mechanical & electrical plant is executed per site task schedules and asset lists.
  • Manage reactive tasks across the building, highlighting areas for improvement.
  • Include concessionary stores and fabric-related items in reactive servicing work.
  • Coordinate with sub-contractors to uphold contract requirements; approve work and ensure safe operations during maintenance/repairs.

Safety & Compliance

  • Adhere to a Permit to Work System following BGIS Quality, Health & Safety protocols and client requirements.
  • Implement Method Statements and Risk Assessments for all tasks to ensure safe working practices.
  • Maintain a safe and healthy work environment, including full uniform/PPE compliance.

Operational & Documentation

  • Swiftly remedy plant faults/defects to keep systems operational.
  • Ensure sufficient spare parts are available for maintenance and remedial works.
  • Provide parts lists and time estimates for repairs.
  • Complete all relevant paperwork for reactive/breakdown works and forward it promptly to the contract administrator.
  • Maintain up-to-date records in the Computer-Based Maintenance System (e.g., Maximo) for PPM/reactive tickets.

System & Monitoring Responsibilities

  • Ensure plant rooms are secured, tidy, and under BGIS responsibility.
  • Supervise and monitor sub-contractor work during on-site maintenance.
  • Ensure compliance with KPIs/SLAs through proactive monitoring.

Collaboration & Learning

  • Build strong working relationships with BGIS staff, sub-contractors, and client representatives.
  • Maintain a professional image when engaging with clients.
  • Monitor tasks, manage performance, and implement Health & Safety (H&S) awareness.
  • Collect near-miss reports, dynamic risk assessments, and detailed site activity records; escalate any non-compliance issues.
  • Proactively verify LOTO (Lock-Out/Tag-Out) system compliance.
  • Monitor building environmental conditions via the BMS system to uphold internal standards.
