Daytime Concierge
# Daytime Concierge Location: Rotherhithe SE16, London
Salary: From £28,000 to £36,000 per annum (depending on experience)
Hours: 7:00 AM to 7:00 PM, working 4 days on and 4 days off.
About the Role
The concierge is responsible for ensuring the smooth and efficient operation of the property while maintaining the security, safety, and comfort of residents and visitors.
Key Responsibilities

Safety & Security:
- Maintain strict security protocols and ensure the safety of residents and the building.
- Familiarise with all residents to identify strangers effectively.
- Conduct regular security patrols of the estate, ensuring all doors remain closed.
- Report any health or fire safety concerns to the Managing Agent immediately.

Resident Communication & Assistance:
- Respond promptly to telephone inquiries, deliveries, and general resident needs.
- Log and handle daily operations in a centralised logbook.
- Manage resident complaints, queries, and requests, escalating matters to the Managing Agent when necessary.

Property Maintenance & Compliance:
- Enforce lease regulations (e.g., proper waste disposal, noise control, hanging clothes).
- Inspect and maintain common area lights, replacing bulbs as needed and reporting defects.
- Clear obstructions, litter, and hazardous materials from common areas.
- Check ground drains and gullies; report major blockages immediately.

Emergency & System Management:
- Test and record monthly emergency lighting functionalities.
- Monitor and report faults in door locks, entry systems, and closers.
- Maintain an updated list of emergency services and contractor contacts for residents’ convenience.

Parcel & Contractor Management:
- Coordinate resident parcels, ensuring efficient delivery tracking and distribution.
- Assist contractors and tradespeople with site access, keys, and location details.
- Liaise with the Managing Agent regarding contractor coordination, especially in emergencies.
Additional Duties (When Required)
- Manage out-of-hours communication with contractors for repairs/maintenance.
- Enforce building working hour restrictions for contractors and residents.
- Notify the Managing Agent of any un licenced alterations in flats.
- Assist with facilitating contractors’ site visits for residents or assigned by the Managing Agent.

Skills & Requirements

Essential:
- Strong written and verbal communication skills for resident relations.
- Polished professional telephone manner.
- Excellent organisation and time management.
- Previous concierge or property management experience strongly preferred.

Experience:
- Must be adaptable, observant, and have a smart, professional appearance.
