Delivery Director
Delivery Director – Housebuilding
Location: North West Salary: £130,000 – £160,000 basic + bonus + LTIP
Cognisant Search has been appointed to recruit a Delivery Director for a rapidly growing residential developer and investor constructing quality homes across the North West. With a robust and expanding development pipeline and bold growth ambitions, this is a key role tasked with ensuring safe, profitable, and high-standard delivery of projects.
Key Aspects of the Role
- Full accountability for project delivery from land handover through to practical completion and handover to the customer
- Lead the Development, Technical, Commercial, and Construction functions as one integrated team
- Drive programme certainty, quality standards, and margin performance across the entire portfolio
- Identify risks early, intervene decisively, and maintain exceptional health, safety, and environmental standards
- Provide commercial insight and strategic recommendations
- Support growth through:
- Operational improvements
- Systems development
- Key leadership appointments

Ideal Candidate
You are an experienced housebuilding director with:
- A proven track record in delivering homes from acquisition handover to practical completion
- Hands-on leadership with strong expertise in:
- Technical management
- Commercial acumen
- Construction oversight
- Ability to spot issues early and drive successful resolutions
- Experience in a JCT Design & Build (D&B) environment (advantageous but not essential)
