Design Development Manager - Elizabeth House

We are looking for an experienced design professional to manage design development across our projects at Elizabeth House, a major mixed-use multi-building development in Waterloo, currently in early concept design stage. This role centers around design but also combines project and development management working predominantly on the design phase from acquisition to start of construction but will be involved through the full lifecycle to ensure the design brief is delivered. In addition to London projects, the role presents opportunities to support diversification into living uses across Europe.

What might appear on your to-do list?

  • Own and manage design briefs, scopes of work, and design programmes, ensuring projects are delivered to the highest standards.
  • Embed HB Reavis design principles and long-term ownership expertise into the design process, creating future-proof, efficient, and easy-to-maintain buildings.
  • Coordinate consultants and development teams to keep planning and design programmes on track.
  • Collaborate with Leasing to align commercial objectives with design solutions.
  • Lead consultant appointments, including preparing scopes of work and assessing fee proposals.
  • Manage design programmes and professional fee budgets using robust design management processes.
  • Review design progress and lead client-side design management through RIBA Stages 1–3.
  • Prepare design reports, project reviews, and board-level materials for key design approvals.
  • Identify value engineering opportunities, drive gross-to-net efficiency, and support cost targets through effective change management.
  • Own design-related risks, including CDM and Building Safety Act requirements.
  • Lead design meetings and coordinate external consultants and internal experts throughout the project lifecycle.
  • Support and mentor junior team members, helping them grow their expertise and take on greater responsibility.

Do you meet these criteria? You’re already a strong candidate!

  • University degree in architecture or design management.
  • Ideally 5-10 years of experience in architecture or design management and keen to work with a forward-thinking developer.
  • Mixed-use living led experience with hospitality sector exposure is a must have.
  • Retrofit project experience as well as experience in design briefs, scopes of works and consultant appointments.
  • Deep understanding of the development process and how value is achieved.
  • Deep knowledge of Building regulations, Construction Design Management regulations and the Building Safety Act.
  • Sustainability expertise including net zero carbon and other certifications such as NABERS, BREEAM, WELL, WiredScore and others.
  • Excellent stakeholder management and organisational project management skills.
  • Practice with mentoring and development of junior team members.
