About the Role

Are you a commercially minded property professional with experience across development, asset management or commercial real estate? We're looking for a Development & Asset Manager to join us here at Retirement Villages Group on a 9 month fixed-term contract, supporting the delivery of an exciting development pipeline alongside the optimisation of an established property portfolio.

Reporting to the Senior Asset Manager with dotted line to the Senior Development Manager, you'll play a key role in providing commercial analysis, project coordination and strategic support across new developments and existing assets. This is a varied position offering exposure to development management, commercial leasing, asset management and portfolio reporting, working closely with internal stakeholders and external partners to help drive value across the business.

Key Responsibilities

  • Manage commercial leasing activity across development and existing asset opportunities, supporting leasing strategies, heads of terms, negotiations and adviser appointments
  • Maintain and update development appraisals for prospective and live projects, ensuring costs, risks, assumptions and financial returns remain accurate and up to date
  • Monitor development budgets, forecast future spend, track commitments and provide variance analysis to support effective financial management
  • Coordinate projects through the planning process and post-consent delivery, working closely with local authorities, planning consultants, project managers and internal stakeholders to maintain programme momentum
  • Support planning applications, pre-application engagement, planning conditions and Section 106 obligations where required
  • Lead lease transition programmes, coordinating activities across Sales, Operations, Finance and Property teams while maintaining business cases, financial models, risk registers and project plans
  • Act as the property lead for Asset Business Plans, bringing together commercial, operational and financial information to support strategic decision making across the portfolio
  • Monitor and report on the buyback programme, tracking stock levels, pricing, sales performance, ageing and financial exposure while identifying actions for underperforming units
  • Produce regular reporting on the development programme, including project progress, appraisal movements, budgets, forecast spend, milestones, risks and value creation opportunities for senior leadership
  • Prepare clear, commercially focused reports and presentations for Board and Executive stakeholders
  • Drive continuous improvement across Asset Management and Development Management processes, systems, governance and reporting
  • Build strong working relationships across Finance, Sales, Operations, Property Services, Development teams and external advisers
  • Support acquisitions, disposals, redevelopment and other strategic property initiatives as required

About You

We're looking for someone who combines strong commercial awareness with excellent analytical and organisational skills. You'll be comfortable managing multiple priorities, working collaboratively across teams and presenting information that supports business decisions.

You'll ideally bring:

  • Experience (3-5 years) within property development, asset management, commercial property or real estate.
  • Strong financial and analytical skills, including development appraisals, financial modelling and budget management.
  • Experience forecasting expenditure, monitoring project costs and producing commercial reports.
  • Good understanding of the planning process and development project delivery.
  • Experience of commercial leasing or lease management would be advantageous.
  • Excellent communication and stakeholder management skills, with the ability to build relationships across multidisciplinary teams.
  • Advanced Excel skills and confidence producing reports for senior stakeholders.
  • A proactive, organised approach with the ability to manage multiple projects simultaneously.
