Development Director (Airports, Rail, and Private Land)

Bay Media are seeking an ambitious, results-driven Development Director to spearhead our commercial growth across premium advertising environments. In this role, you will lead the winning and commercialisation of high-traffic static and digital out-of-home (OOH) media spaces with a particular focus across key Airport and Bus Networks.

This is a senior-level role for a high calibre individual, with a track record of success in this area, who thrives on closing complex and high-value deals and delivering high value to our clients to improve their experience.

Key Responsibilities

  • Lead Major Contracts: Lead complex commercial negotiations from initial pitch to contract execution, ensuring maximum profitability and compliance with landlord guidelines.
  • Develop Tailored Proposals: Utilise audience demographics, passenger footfall data, and impression metrics to create compelling, high-impact sales presentations.
  • Pipeline & Strategy Management: Own the full project management cycle, maintain an active bid/tender/contract pipeline, and provide accurate forecasting to the leadership team.
  • Cross-functional Collaboration: Work alongside operations, contract management, sales, and delivery teams to ensure seamless asset deployment and client satisfaction.

Requirements & Experience

  • 10+ Years Experience: At least 10+ years of experience in winning major tenders, media advertising, or commercial real estate, ideally within Out-of-Home (OOH).
  • Proven Track Record: A proven history of winning, structuring, and closing major, multi-year commercial advertising contracts.
  • Domain Expertise: Deep understanding of the unique commercial dynamics, audience demographics, and dwell times associated with airports.
  • Active Network: An existing, active network of contacts with private landlords, managing agents, commercial real estate brokers, national transport providers, or local authorities.
  • Financial & Contract Acumen: Strong financial acumen with expert-level negotiation and contract management skills.
  • Willingness to Travel: Flexibility to travel frequently for site visits and face-to-face client meetings.
