Development Director(European Head of Development)
Development/Project Manager
Location: London
The Development/Project Manager will lead and support development works, including developments management, acquisition support, and refurbishment management of new and existing industrial and logistics assets. This role requires strong experience in planning, development, and execution within the United Kingdom region. Reporting to both the Regional Director and Group Director, this position collaborates with International Development Management, Business Development, and Asset Management teams.

Key Responsibilities
Asset Acquisitions
- Manage technical due diligence and site inspections for asset/land acquisitions.
- Gather requisite information via extensive research and interdepartmental collaboration.
- Liaise with stakeholders to ensure smooth due diligence processes.
- Oversee consultants to define acquisition gaps and manage risks.
- Schedule and facilitate timely completion of due diligence assessments.
- Analyse market demand trends and define industry standards.
- Update awareness of regulatory changes and emerging technologies.
- Establish CAPEX requirements for asset maintenance and long-term value enhancement.

Project Development
- Lead projects from conception to completion, ensuring adherence to timelines, budgets, and quality.
- Manage planning, design, construction, and occupancy stages.
- Monitor commercial performance to prevent budget overspends and delays.
- Ensure compliance with local regulations, building codes, and internal standards.
- Oversee refurbishment and alterations, minimising disruption to operations.
- Coordinate with contractors, suppliers, and external partners.
- Build and maintain positive stakeholder relationships.
- Track progress against KPIs and milestones.
Design & Engineering
- Collaborate with in-house Design Team on engineering requirements.
- Provide technical guidance on design compliance and regulatory adherence.
- Oversee legal remedies and necessary approvals for project advances.
- Assist in defining local requirements and standards (e.g., zoning laws, building codes).
- Conduct regulatory research and audits to verify compliance and risk mitigation.
Procurement
- Support Procurement Team in scope-of-work (SoW) definition, tendering, and contract awards.
- Assist Costing Team in budgeting, change management, and contract administration.
- Advise on tender preparation, bid evaluations, and contract awards.
- Monitor project costs and recommend corrective actions for variances.
- Manage commercial contract reviews and compliance checks.

Reporting
- Generate daily, weekly, and monthly reports on programme, cost, and quality status.
- Aggregate supplier updates, documenting and resolving open risks.
- Present comprehensive project reports to management and stakeholders.
- Track progress against KPIs, identifying deviations and rectifying issues.
Job Requirements
- Degree in Structural Engineering, Mechanical & Electrical (M&E) Engineering, Project Management, or a related field.
- Minimum 10 years of experience in development/project management (preferably within industrial/logistics assets).
- Strong UK regulatory knowledge (planning, legal, ESG) and compliance commitment.
- Proficiency in stakeholder management (technical and non-technical) under tight deadlines.
- Exceptional communication skills (written/oral) and business acumen.
- Ability to prioritise multiple projects while managing risks.
- Preference for candidates with exposure to Chinese business/organisations.
- Fluent English; Chinese proficiency is an advantage.
