Development Manager
Senior Commercial Development Manager – Brabazon Plan
Brabazon is one of the UK’s most ambitious regeneration projects, a 450-acre New Town and the largest single-owned brownfield site in the country.
The approved masterplan will deliver:
- Over 6,500 homes
- Over 3 million sq ft of commercial space
- The new Bristol Brabazon train station (opening this year)
- The 20,000-capacity Aviva Arena (arriving in 2028)
This rare opportunity enables you to play a pivotal role in shaping a brand-new commercial district from the ground up as the Commercial Development Manager. You’ll drive delivery across offices, retail, leisure, and infrastructure, translating a bold vision into a successful, vibrant place.
Delivery Status
With over 3m sq ft of commercial space already being delivered, including the first two office buildings under construction, this role is ideal for an experienced professional from a commercial surveying, development, or asset management background, looking to take on a high-impact, large-scale project with significant influence.
Key Responsibilities
You’ll take full ownership of feasibility, planning, and delivery for Brabazon’s commercial developments, covering:
- Over 3M sq ft of commercial space, including buildings up to 30 storeys high
- New best-in-class office developments (both multi-let and for owner-occupiers)
- New bespoke Life Science, Lab, and Advanced Manufacturing facilities
- Three new hotels (3★ to 5★, up to 30 storeys)
- Alternative developments, including multi-storey car parks, solar infrastructure, public realm, and allied services
Core Duties & Accountabilities
- Lead multidisciplinary teams (both internal and external) and collaborate closely with YTL Group teams, including YTL Live, YTL Construction, and YTL Developments
- Develop and refine Brabazon’s commercial asset strategy, ensuring integrated management, marketing, and financial support
- Work hand-in-hand with occupiers, anchor tenants, and key stakeholders to align commercial delivery with long-term strategic planning
- Oversee leasing strategy integration with office, retail, and leisure designs, including lease structuring, negotiations, and legal agreements
- Coordinate with legal teams (internal and external) on contracts (land transfers, leases, agreements, construction, sales, and legal closings)
- Facilitate commercial disposals and exit planning, including investment sales and funding strategies
- Conduct financial appraisals, viability tests, and cash flow analysis to guide decision-making
- Shape occupier mix (both corporate and retail) in line with market trends and placemaking objectives
- Oversee construction processes, including contract negotiations, consultant briefing, and handover coordination to YTL Construction

Key Requirements
Essential:
✅ Proven experience in commercial property development or asset management ✅ ** Brasileiro no leasing structures, contracts & legal documentation** (Agreements for Lease, Development Agreements, etc.) ✅ Ability to manage multidisciplinary teams and consultants efficiently ✅ Strong financial appraiser and commercial strategist ✅ Experience working from feasibility through to delivery ✅ Knowledge of mixed-use regeneration and placemaking schemes
Preferred:
🌟 MRICS or equivalent professional qualification 🌟 Experience in regeneration projects 🌟 Strong commercial network (agents, operators, investors) 🌟 Holding a driving license
