Development Surveyor

To provide property and development insight across planning, construction, valuation, legal and disposal activities, supporting the effective management of development and investment assets throughout their lifecycle.
As part of our continued growth, we are seeking an experienced Development Surveyor to join the business. This is a broad and varied role requiring a strong understanding of the end-to-end property development process, from planning and construction through to valuation, marketing, sales and legal completion
Key Accountabilities
Assess and monitor the end to end process of investment and development projects. Review and take action on planning applications, planning permissions, planning conditions and amendments. Analyse development appraisals, residual valuations and project viability. Monitor construction progress, contractor performance, defects, warranties and project delivery risks. Review legal documentation including legal packs, tenancy agreements, easements, restrictive covenants and party wall matters. Support the property sales process, monitoring marketing activity and agent performance. Undertake residential and commercial property assessments and provide recommendations on value, marketability and risk. Liaise with developers, solicitors, surveyors, agents and other professional advisers. Produce reports and recommendations to support lending, servicing and risk management activities. Identify, assess and escalate risks relating to planning, construction, legal or valuation matters.

Skills & Competencies
Strong understanding of the end-to-end property investment & development lifecycle. Ability to assess and mitigate property-related risks. Strong commercial awareness and analytical skills. Experience reviewing development appraisals and valuation reports. Excellent stakeholder management and communication skills. Ability to interpret legal, planning and technical property documentation. Strong report writing and presentation skills. Effective organisational and project management skills
Knowledge & Qualifications
Experience within property development, surveying, development finance, asset management or a related property environment. Good understanding of the UK planning system and development process. Knowledge of residential and commercial construction practices. Understanding of property law and legal documentation associated with development and investment assets. Experience of residential and commercial valuation methodologies. MRICS qualified or working towards qualification desirable but not essential. Degree or equivalent qualification in Surveying, Real Estate, Property Development or a related discipline desirable but not essential.
