Development Design Director

Overview

The Development Design Director is responsible for leading and managing the team who design, pre-construction, and construction activities across given region(s). The role involves daily interaction with Design Managers, external consultants, Facilities staff, Contractors, Designers, Engineers, Commissioning Agents, Vendors, and Data Center Operations staff. Strong written and oral communication skills are essential.

Responsibilities

• Manage multiple Design Managers and oversee key projects on a campus(es) while maintaining updated budgets, schedules, and status reports for each.
• Create and communicate design updates on development program & project status monthly, ensuring clarity for executive-level reviews.
• Present information effectively to support efficient decision-making.
• Collaborate with QTS stakeholders, design, and construction teams to develop:
  • A master development design program for site(s)
  • A complete campus design solution
• Manage design input into entitlement and permitting needs for each assigned site project(s).
• Implement and manage design input for multi-phased site development plans, aiming to meet time, budget, and quality standards predictably.
• Continuously update a campus master plan to provide reliable statistics in a dynamic environment.
• Write scopes of work for:
  • Design
  • Construction
  • Commissioning services
• Participate in procurement and project cost estimates.
• Support evaluation and level-pricing of proposals for:
  • Design
  • Construction
  • Commissioning services
• Work with the strategic procurement team to streamline the equipment procurement and delivery process.
• Ensure appropriate submittals are coordinated with site stakeholders.
• Establish project design schedules and manage design teams for on-time completion.
• Review change order requests from contractors.
• Develop product deployment plans and review/communicate them with QTS staff involved.
• Collaborate with Sales Engineers and Product teams to assist with custom deal solutioning for prospective clients within assigned schedule and budget.
• Build and maintain relationships as a liaison with key QTS stakeholders.
• Represent QTS interests as a leader in OAC meetings.
• Foster relationships that enhance QTS’s position as a leader in creating "World’s Most Valuable Data Center Real Estate".
• Assist in due diligence efforts for potential new sites (as needed).
• Improve project management processes and protocols in collaboration with the internal development team.
