About the Opportunity Rainford Berry is recruiting for an experienced Director of Building Surveying with a proven specialism in dilapidations, catering to investor, institutional, logistics, and retail sectors. This is an exceptional chance for a commercially astute, senior professional to lead and elevate a high-performing dilapidations service line.
Our client is a leading independent property consultancy specializing in:

The Role
Primary Responsibilities:
- Drive strategy and growth – Lead and develop the dilapidations service line, blending technical depth with sharp commercial acumen
- Deliver high-calibre service – Provide expert building surveying and dilapidations advice across diverse commercial properties
- Support business and quality frameworks – Influence business planning, establish best practices, enforce quality control, and cultivate knowledge sharing
- business development and profitability – Foster client relationships, secure new opportunities, and ensure fee performance and profitability targets are met
- People and collaboration – Mentor team members, collaborate with interdisciplinary service teams

About You: Requirements and Experience
Qualifications and Technical Expertise
- MRICS qualification (with a relevant building surveying or construction-related degree, or equivalent)
- Strong technical aptitude in:
- Building surveying processes
- Dilapidations case law and practice
- Proven commercial property network – Ability to secure business from new and existing contacts
Leadership and Attributes
- Charismatic and credible presence – Comfortable engaging effectively with clients, colleagues, and stakeholders
- Strategic leadership – Demonstrated ability to:
- Lead high-performing teams
- Influence decision-making
- Exemplify resilience and constructive problem-solving
Desired Skill Set and Market Awareness
- Communication and interpersonal prowess – Coherent, persuasive, and adaptable in varied interactions
