Director of Property
Salary: £150,000 to £160,000
Location: National UK Remote
Forget standard facilities management. This is a pure transformation and rationalisation play for a commercial heavy-hitter.
We are partnering with a highly respected, values-led organisation to find a property leader capable of ripping up the rulebook and rebuilding a complex estate strategy from the ground up.
The previous operating model is no longer fit for purpose, and this business requires an uncompromising leader to step in, audit the portfolio, and drive immense change.
The Reality of the Estate
This is not your average corporate office portfolio. You will be taking command of roughly 800 physical locations across the UK. The estate is incredibly diverse and highly complex, requiring a leader who thrives in a multi-site environment. The portfolio features:
- Highly sensitive customer-facing environments.
- Strictly regulated clinical and operational back-of-house spaces.
- High-street retail premises and residential properties.
- Complex engineering and temperature-controlled facilities.

The Mandate
We need a leader to step in and make decisive commercial calls. You will be bringing clarity and structure to complexity. Your immediate priorities will include:
- Portfolio Rationalisation: Driving a robust disposals pipeline, deciding which underperforming sites to exit, and identifying locations for strategic redevelopment.
- Operating Model Design: Defining the future strategy for facilities management and deciding the exact balance between in-house delivery and outsourced third-party partnerships.
- Process Engineering: Building proactive maintenance frameworks, standardised ways of working, and robust commercial governance entirely from scratch.
- Capital Projects: Overseeing complex refurbishment programmes driven by strict regulatory compliance, environmental sustainability, and operational upgrades.
