Experienced Chartered Surveyor – Property & Asset Management Team Lead

Our client is an established and reputable company based in Chester, seeking an experienced Chartered Surveyor to lead their Property & Asset Management Team.


About the Role

This is a critical leadership opportunity to manage and grow a Property & Asset Management team with full Profit & Loss (P&L) responsibility. The role involves overseeing a diverse commercial property portfolio—including industrial, office, and retail assets—across Cheshire, Wales, Wirral & Merseyside.

You will be responsible for:

  • Maximising rental income through proactive strategies
  • Advising on value enhancement initiatives, including:
    • Lease re-gearing & renewals
    • Change of use agreements
    • Funding property alterations
    • Service charge budgets
    • Asset compliance (especially Minimum Energy Efficiency Standards)
  • Ensuring compliance with current regulations while strategically planning for future asset protection
  • Leading a Property & Asset Management team, balancing office-based work with regular site visits (with flexibility around home working)

Key Responsibilities

The ideal candidate will:

Technical Expertise

  • Be MRICS-qualified with extensive experience in property & asset management
  • Have a track record of leading teams, ensuring efficient system and process management

Leadership & Management

  • Oversee and develop a team, maintaining high standards of service
  • Demonstrate strong proactive thinking, attention to detail, and independent problem-solving

Core Skills & Competencies

  • Exceptional communication skills—both 1:1, verbal/telephone, and written (e.g., reports, leasing draughts)
  • Strong Office 365 proficiency, particularly advanced Excel use
  • Prudent organisational skills with effective time management
  • May have experience with TRAMPS software

Work-Life Considerations

  • Hybrid role with flexible homeworking arrangements, a mix of office & site visits

Requirements

Qualifications & Experience

  • MRICS designation (very highly recommended)
  • Proven experience leading property & asset teams (preferably within a similar portfolio)
  • Strong leafy commercial property valuation and leasing expertise
