Goodman Masson is delighted to be partnering with Metropolitan Thames Valley Housing (MTVH) to recruit an outstanding Director of Property Services.
This is a rare opportunity to join one of the UK's leading housing associations at a pivotal time for the sector. Managing a portfolio of over 58,000 homes, MTVH is committed to delivering safe, high-quality homes and exceptional services for residents. As a key member of the Senior Leadership Team, you will play a critical role in shaping the future of property services across the organisation.
The Opportunity
Reporting into the Executive Team, the Director of Property Services will provide strategic and operational leadership across MTVH's property services function, ensuring the delivery of resident-focused, high-performing services that improve outcomes for customers and communities. Leading large, multi-disciplinary teams across multiple regions, you will drive operational excellence, regulatory compliance, service transformation and customer satisfaction while ensuring value for money and alignment with MTVH's long-term corporate strategy.
This role offers the opportunity to influence organisational direction, lead significant service improvement programmes and contribute to sector-leading approaches to asset management, damp and mould, defects management and resident engagement.
Key Responsibilities
- Provide strategic leadership for MTVH's Property Services function across a portfolio of 58,000 homes.
- Lead regional delivery teams covering technical advisory, surveying, project management and voids contract management.
- Drive operational performance, customer satisfaction and continuous service improvement.
- Lead MTVH's approach to warm, safe and dry homes, including damp and mould strategy, policy and delivery.
- Ensure organisational readiness for current and emerging regulatory requirements.
- Oversee the identification, investigation and resolution of latent defects across the housing portfolio.
- Manage significant operational budgets, ensuring value for money and financial sustainability.
- Maintain robust governance, risk management and compliance frameworks.
- Build strong partnerships with contractors, supply chain partners, regulators and sector stakeholders.
- Develop and inspire high-performing teams, creating a culture of accountability, collaboration and continuous improvement.
- Contribute as a member of MTVH's Senior Leadership Team, helping shape organisational strategy and delivery.

About You
We are seeking an experienced senior leader with a strong track record of delivering large-scale property services within social housing or a similarly complex environment.
You will bring:
- Degree-level education and/or a relevant professional qualification such as RICS, MCIOB or CIH.
- Significant senior leadership experience within repairs, maintenance, asset management or property services.
- Proven success leading large operational teams and delivering outstanding customer outcomes.
- Strong understanding of social housing regulation, building safety, compliance and asset management.
- Experience driving organisational transformation, service improvement and cultural change.
- Commercial expertise, including contract management, supplier performance and value-for-money delivery.
- Excellent stakeholder management skills, with the ability to influence at executive, board and external partner level.
- A customer-focused leadership style aligned with MTVH's values of Care, Dare, Collaborate and Own.
