About the Role
At Dignity, we are transforming operations, modernising our estate, reshaping our network, and investing in the future of our services. This pivotal leadership position within our Director of Property Services role sits at the heart of that transformation, requiring strategic vision, operational excellence, and commercial drive.
You will take full accountability for a complex national property estate and vehicle fleet, ensuring they remain safe, compliant, efficient, and fit for purpose for the future. Your strategic decisions will shape how we operate, support our 570 branches, 46 crematoria, and corporate sites, alongside a large operational fleet.
As a leader within the Executive & Leadership Team (ELT), you will collaborate closely with cross-functional teams to deliver long-term value while maintaining service continuity.
Key Responsibilities
Strategic Leadership
- Set and deliver the Group-wide property and fleet strategy, aligned with business transformation and growth objectives.
- Define and oversee investment, risk, compliance, and long-term value decisions for estate and fleet.
- Partner with the Executive Team to influence key operational and financial decisions.
Operational Ownership
- Manage a diverse national estate, including funeral homes, care centres, and crematoria, alongside a large operational fleet.
- Drive compliance, health & safety, and regulatory excellence across all locations.
- Optimise capital investment (refurbishments, disposals, estate rationalisation) and operational efficiency.
- Ensure effective maintenance, supplier management, and asset utilisation to minimise costs while maximising performance.

Commercial & Risk Management
- Lead commercial negotiations and procurement strategies to secure value-driven, long-term partnerships.
- Balance cost, risk, and operational resilience to maintain service reliability.
- Act as a trusted advisor to the ELT, providing expert input on performance, strategy, and investment decisions.
What We’re Looking For
We are seeking a senior, credible, and commercially astute leader who can:
Core Requirements
- Proven experience in managing a large multi-site property estate in a high-operational or customer-facing sector (e.g., funeral care, healthcare, utilities, or retail).
- Strong track record in delivering estate transformation, refurbishment, or optimisation programmes.
- Experience owning high-value investment decisions, proposing robust business cases, and influencing senior stakeholders.
- Deep understanding of 1. compliance (Health & Safety, environmental regulations, FCA standards), 2. risk management, and 3. operational best practice.
- Robust commercial acumen to balance cost-saving initiatives with service continuity and long-term innovation.
- Proven ability to operate at Executive/Board level, influencing decisions with confidence.
Leadership Style
- A visionary leader who can build high-performing, mission-driven teams.
- Ability to drive change within a values-led environment where responsiveness, integrity, and emotional intelligence are vital.
- Experience in cross-functional leadership and collaboration with operations, finance, and corporate teams.
